The main house
You walk through the entrance gate and find yourself in a sort of paved courtyard. The kitchen (~ 18 m²) is the central room: it features a built-in fireplace and a wood-burning stove to heat the space, a small sink and a tiled floor. Behind it is a bedroom, which could easily serve as a sitting room. At the rear is a bathroom fitted with a bath, washbasin and bidet. There is a separate toilet. There is some additional storage space in the stair cupboard.
One floor up, there are two bedrooms. The largest (17.6 m²) is on the garden side, featuring two low windows that let in plenty of natural light and a beautiful parquet floor. The second bedroom is slightly smaller (13.35 m²) and elongated in shape. It also has the lovely parquet flooring. This room has a panelled ceiling. Both bedrooms are accessible from the small hallway but also have a connecting door. From the small hallway, it would be possible to extend the living space into the barn. The ‘opening’ is already in place.
The property is habitable but could certainly do with a good refresh as it has not been lived in for some time.
Outbuildings
The adjoining barn (60 m²) offers ample storage space. However, for those who would like a large living room, it is also possible to extend the living space to this level. The roof does need attention, as a number of holes have been caused. On the street side, at right angles to the house, stands the ‘cabanon’ (storage shed): this means you could also turn this ‘corner’ into a cosy sitting area. In line with this is the former pigsty, which is clad in corrugated roofing containing asbestos. On the side of the bathroom is additional storage space where the boiler is also located; behind and beneath the bathroom area is a crawl space. The last part can also be used for storage. A unique feature is a low door giving access to a vaulted cellar – a perfect place for fine wines!
The plot
The total area is 1,619 m². The courtyard lies in front of the house and the barn and faces south-east. There is a raised area with some overgrown conifers. This was probably the (vegetable) garden in the past. Behind the barn, the area is overgrown. A chainsaw will need to be put to work here to clear this area and make it ‘visible’ again so that it can be put to good use. The boundary on the north side of the house runs right alongside the façade.
Amenities
The house is situated on a quiet little street, just outside the hamlet. There are no neighbours opposite the house as there is a raised verge. Next to the house is a small plot of land with trees. The village has a bakery, a small convenience shop, a hairdresser, a doctor’s surgery, etc., as well as a primary school. For other amenities, you can head to nearby Guéret, where you’ll find, amongst other things, several large supermarkets, restaurants, shops and bank branches. The secondary school and a hospital are also in Guéret, which is a 10-minute drive away.
