Old stone house to renovate internally with an adjoining barn in the centre of a small village in southeastern Haute-Vienne county, in the Limousin region. Currently offering approximately 55m² (ca. 600 sqft) of living space on two levels, it is possible to convert all or part of the barn to expand the living area and/or create an indoor relaxation space like a small swimming pool for instance. An opening in the wall separating the two buildings has already been made for this purpose. The structural work is sound, and the interior awaits a skilled DIY enthusiast looking to create a pied-à-terre, ideal as a second home.

The current owners fell in love with its character and its centuries-old age and began its restoration. They are now passing the torch to younger people eager to work with their own hands.

The exterior pointing of the house has been redone, except for the small area above the barn roof, and the building looks great. Skylight windows have been installed, and an additional floor has been added to create one or two bedrooms. The house is built against a bank. The west-facing front facade is raised and features a beautiful stone staircase leading up to the entrance, adding overall character. Due to the building's age, the exterior walls are not right-angled, but rather trapezoidal in shape. The main room (ca. 400 sqft) has a front and rear entrance, a rough concrete floor, and a stone fireplace. The old render on one of the interior walls has been removed to reveal the stone. This work could be continued on the other walls. A basic staircase has been installed in the middle of the room, and a subfloor has been laid on new joists. This area covers approximately 180 sqft. Taller people will have to duck a bit to get past the crossbeam of the A-frame, but what has been done provides a really good starting point. Beneath part of the ground-floor room, there is a vaulted cellar accessible from the outside, another testimony of the house’s heritage.

To the right of the main room, an opening within the external wall provides access, on the same level, to the hayloft, which constitutes the "first floor" of the adjoining barn. It requires some imagination, of course, but there is the possibility of converting this space of approximately 20 square meters (215 sqft) and, if required, the rest of the barn, which would provide an additional floor area of approximately 45 square meters (500 sqft).

There is a basic electrical consumer unit which has allowed for the running of lines to all parts of the buildings, including the barn. The windows and doors are old, but the owners wanted to renovate them to preserve as much of the house's original character as possible. The good news is that the house can be connected to mains drainage, so there's no need to install a septic tank here!

Plot
The outdoor space is minimal, with a passageway behind the house and a small garden to the side. You can park your car there… or even build a raised terrace!

Situation and amenities
The small village of Neuvic-Entier borders the larger village of Châteauneuf-la-Forêt, where you'll find all the necessary shops and services. The market town of Eymoutiers is 10 minutes away, and there's a very useful building materials and DIY store there! Limoges-south and its trading estates are half an hour away, and the city centre is 35 minutes away. The international airport is only 45 minutes away by car. By train, the station on the Brive-La-Gaillarde – Limoges line is just over 5 minutes away by car.
