A comfortable place
This pretty stone cottage is located in a quiet hamlet. It consists of a U-shaped living room with a new modern open-plan kitchen equipped with a dishwasher (Siemens), oven and electric hob. The room has a pleasant stone fireplace with a built-in log burner. All window frames have been replaced and fitted with double or triple glazing (front door). There is also a toilet. A few steps below and you are in the stone extension with its spacious bedroom and French doors opening out to the garden. There is a cellar under part of the house.

A spiral staircase in the living room leads up to the first floor where, on the landing, a bespoke new bathroom has been fitted with a shower, a single-basin cabinet and some storage areas, as well as a second bedroom also with useful storage space. The electrics have also been completely replaced in the house.

The garden
In front of, to one side and behind the house there are several wooden terraces for you to enjoy the sun and peace and quiet. The 1-acre plot has a pretty, easy-to-maintain landscaped garden. The stone barn, in fact it used to be a house, is accessible from the street and is ideal as storage or as a leisure space. Next to the barn, a concrete floor has already been laid to create a (future) carport. In the garden there is an almost new wooden garden shed. Next to it, an area for the (future) swimming pool has already been dug out.

The surroundings
The location is great for walks or bike rides. The house lies in a small village with a multi-service restaurant, just a few minutes from the village of Masseret, where there are many small shops, such as bakeries, butchers, chemists, and several restaurants. The Lamongerie-Masseret swimming lake, a good place to relax on the beach or under the trees, is less than 10 minutes away. The centre of Limoges can be reached in 35 minutes, that of Brive-la-Gaillarde in 35 minutes and the two international airports are a 45-minute drive away.
