When you approach the property, you immediately hear the murmur of the water stream and as soon as you have seen how pretty the house looks, you realise that this is a unique spot and a special house. A gravel path leads to the property. The garden below to your right requires little maintenance. The house was built against the rocky hill behind it and there is a canopied wood-and-tile built terrace to the front, used for car parking, but which you could also be used to dine whilst protected from the sun. The south-facing garden lies between the gravel path and the stream. The stream borders the land to the South and is directly accessible from the garden. Lovely for children to play in, but also to fish in. The garden has a romantic little tower that is used for wood storage but could just as well be an exciting play area or a small studio.        

A cosy house
A few steps lead up to the front door and you enter the house directly into the cosy lounge area, with its wood-burner and charming alcoves. The open-plan kitchen-dining area is a few steps up, forming a nice separation between both parts. A large table, ideal for long dinners with friends or family, faces the French doors and kitchen units. Behind the dining area there is the utility room with plenty of storage space, a back kitchen, a washing machine connection, and a toilet. From there, you directly access the barn’s ground floor used for storage with, on the first floor, a mezzanine room converted under the insulated roof. The barn is also accessible from outside via a wide sliding patio door.             

On the first floor of the house, there are two large cosy bedrooms and a nice, modern shared bathroom. It is fitted with two single-basin cabinets, a toilet, and a built-in bath with a shower spa system. The recently fitted gas central heating boiler is located in a cupboard next to the bath.  Bedroom 2, with its fireplace and the French doors, is spacious and particularly charming.       

The Guesthouse
The separated converted space is accessible from the outside via a dedicated staircase. It has its own little terrace at the back of the house, giving guests complete privacy. The guest living area is located on the 2nd floor of the house under the insulated roof. It consists of a living room with a wood-burner, a small kitchen, a bathroom with a toilet, a washbasin and a shower, an office, and a bedroom. 

Saint-Léonard-de-Noblat
The medieval town of Saint-Léonard-de-Noblat is only a few minutes away by car. For the experienced cyclist the trip to the town centre can also be made by bicycle. Saint-Léonard-de-Noblat is a lively town with picturesque streets and many places of interest. It provides all necessary services. For instance, there are several bakeries, supermarkets, a post office, school (from infant to High schools) and banks. A large market (the Fair) is held every first Monday of the month. On Saturday mornings, there is a small market in one of the small squares. It is also lively at lunchtime because of all the workers enjoying their lunch in the many restaurants the town has to offer.
