A house with lots of space, the highlight of which is the living area created in the old barn. 

The layout
The almost 60 m² living space has a beautiful sliding door and, to its left, a fitted and equipped kitchen with a bar. There is also space for a long dining table for family meals. In the centre of the room is a pellet stove. Halfway up, a partial wall provides space for cupboards and slightly separates the living area. The exposed beams from the old barn have been left visible in this area, adding to the atmosphere. The two windows on the north-east side are at first-floor level and bring in extra light. From the living area, you enter the ‘old’ house. Clearly, there are still a few finishing touches to be made. Depending on the size of the family, the rooms can be used as bedrooms or offices. The old entrance has been closed off: on the left, a 12.4 m² room with parquet flooring. On the other side is a spacious bathroom with an adjoining storeroom (19 m² in total).

 A beautiful wooden staircase leads to the 1st floor with 2 bedrooms of 12.4 m² and 22 m² respectively. Between the two bedrooms there is a toilet. One floor up are two previously renovated bedrooms of 13 m² and 19 m² respectively. All rooms have beautiful parquet floors. The house is powered by a reversible (air-to-air) heat pump. 

Halfway up the stairs, you can see that work has been carried out, such as plasterboarding the hallway and removing old layers of wallpaper in the first-floor rooms, and that (new) electrical cables are hanging from the ceiling in various places. There's also a lot of work waiting for the new buyer in this house. The good thing is that everything can be finished to suit individual tastes and colours! Almost all the window frames have been replaced with PVC copies.

Outbuildings
A barn (33 m²) adjoins the old house. It includes a garage accessible from the road, a workshop, a boiler room and an old bathroom.

Under the living area are the former stables. They offer plenty of storage space. Diagonally behind the raised terrace, on the roadside, is an outbuilding with a (sheltered) space for an above-ground swimming pool. There is also a bread oven with garage.

The garden
The total area of land is over 5,900 m² and is elongated. The first part is relatively flat and is used as a garden. Approximately half of it, the rear section, is wooded. There is a small pond into which the spring water overflows. This water flows all year round. On the south side, the garden is bordered by a road.

Amenities
The house is a few minutes' drive from Eymoutiers, a pleasant village with the river Vienne winding through its centre, a large market square and a busy main shopping street. Here you'll find everything you need, including a bakery, various shops, bank branches, hairdressers and, of course, restaurants for lunch. The large supermarket is on the edge of the village. Eymoutiers has a railway station and a swimming pool. The tourist site of Lac de Vassivière, which attracts water sports enthusiasts, can be reached in less than 15 minutes. The city of Limoges is around 50 minutes away by car.
