The house
With its South-West-facing front facade, it consists, on the ground floor, of a 19 ½’ x 11’8” kitchen-dining room with a concrete floor and cast-iron range cooker fitted within the stone fireplace. To the left of the kitchen, a 13’ x 11’6” bedroom or a living room with a solid chestnut floor. Behind the kitchen there is an 11’6” x 4’6” room with exposed stone walls, which could be used as a utility room. Behind the bedroom, but with a door to the kitchen, a 12’ x 11’1” hallway/landing with exposed stone walls and a non-partitioned toilet housed under the oak staircase leading to the first floor.

On the 1st floor, the attic has been converted with a full solid chestnut floor and a (plaster)boarded false ceiling, which was insulated under the roof in 2021 using wool. A central landing/corridor (24’1” x 4’1”) leads to a 8’8” x 3’6” storage room, two West-facing bedrooms of 11’6” x 10’8” and 10’5” x 10’8”, both with a Velux window, a 7 ½’ x 3’6” bathroom with a shower cabin, a washbasin and a bidet and a Separate toilet.

The house is partly over a cellar insulated with polystyrene boards, accessible via an external door. It is connected to a septic tank installed in 2006 (up to norms), has oil central heating and all its windows and front door have been changed to double-glazed PVC. The old shutters have also been replaced with red aluminium ones.

Several Outbuildings
As a testimony to its agricultural past, the house adjoins a large 2-floor barn of 85’3” x 24’6” of floor space per level, which could allow, subject to authorization, to increase the living area of the dwelling or create a second living space. The barn consists of 5 stables on the ground floor and an open barn on the 1st floor at garden level. A gently sloping ramp runs around the building to access the two large barn doors situated above.

Against one end of the barn, an open hangar of 32’8” x 24’6” with a metal roof frame and cement fiber roof. Against the house’s other gable wall, a small outbuilding with an external access door houses the oil-fired central heating boiler, which is in working order. Adjoining this boiler room, a former one-room pigsty of 27’9” x 11’5” with a recent tin roof and timber frame houses the oil tank and allows for the storage of many tools.

A little further along the private road, a second pigsty over two floors each of 38’4” x 13’1” with a roof made of a mix of tin and cement fiber, 4 stables on the ground floor and an attic above accessible via an external concrete staircase. Adjoining this building, a stone carport can park a medium-sized car or a 4x4. Finally, at the land’s entrance, a large concrete-built barn with a cement fiber roof and metal frame, divided into an open barn of 95’ x 23’ and a closed hangar of 95’ x 24 ½’. A large flat lawned area in front provides easy access to these buildings.

The land
To get to the farmhouse, you need to leave the local road which maybe has 4 or 5 cars a day on it, and a public track to then take a private road, over which, a small house, located at its beginning, has a right of way. This track leads to the farm. A large basin-shaped pasture of over 2 ½ acres with the spring in the hollow part makes it easy to keep animals. This secluded plot of land is in front of the house. The property’s land is generally sloping, although there is a flat part in front of the buildings and behind the barn. A nearby woodland of more than 5 acres is sold with the property, which means unlimited free firewood.

Access and amenities
The property is located in the hills, in a small hamlet with very little traffic, just over 10 minutes from the centre of Chamberet, its schools and its amenities.
