Located in the centre of its varied 30-acre land, at the end of a dirt lane about a mile long, with no neighbours within 500 yards, hidden behind thick woodland, in the heart of a natural environment preserved from any chemical treatments for over 20 years, this small estate, consisting of a renovated 3-bedroom house and a 100’x30’ (ca. 30m x 10m) barn, is a true haven of peace that will delight nature lovers. This place is perfect for recharging your batteries and forgetting the worries of civilisation, literally leaving them far behind. Come discover this little paradise!
Buildings that are authentic in character
The style of the buildings on this property is undoubtedly reminiscent of the Périgord architecture found in parts of Limousin, Dordogne, and a larger quarter of southwestern France, with its large, hipped roofs covered with flat terracotta tiles. Only the rather basaltic colour of the local stones used here and nicely complemented by lime-coloured pointing, differs from this style. You enter the house on the west side through French doors directly into the good size living room with a brick fireplace, exposed stones and imposing ceiling beams. This main room provides access to a shower room with laundry area and separate toilet, as well as to a hallway which can be converted into an office or reading corner. At the other end of this room, at the bottom of a spiral metal staircase, there is a fitted kitchen with French doors opening onto a West-facing terrace with an awning. A small low door gives access to the cellar located under the bathroom and the hallway. A second sliding patio door opens onto a solid-built dining room/veranda with triple exposure (East, South and West), from which you can comfortably admire the surrounding nature, even during the cold season. You won't fail to notice the magnificent slate tile flooring laid throughout the ground floor, lending a beautiful sense of harmony to the entire renovation.
A staircase from the living room runs up to the converted attic, with a central landing, which leads to three double bedrooms with skylights and built-in wardrobes. Although there are currently no bathrooms on the first floor, a private (or Jack-and-Jill) bathroom could be created in the largest bedroom, or the smaller bedroom could be converted into a family bathroom, if one guest bedroom is sufficient.
The ground-floor living room has a second French door opening onto a huge 2200’ paved terrace on the East side. This terrace runs along the South facade and the West gable of the barn. Perfect for inviting your many friends and family for a huge banquet!
Adjoining the house, but not connected to it, there is a storeroom, probably a former bread oven with its large brick chimney, currently used as a washroom for the owners' pets.
A majestic barn
At right angles to the house, facing due South, the tall barn, with a floor area of 3000’ (ca. 100’x30’), has incredible character with its brick-built wall corners and door surrounds! With its imposing architecture, rare in the area, it complements the main house to a tee. It consists of three pigsties on the West gable and a large lean-to on the East gable. Next to it is a barn section open to the apex, and in the centre are four stables, with a large storage area above them, the floor of which has been completely redone. The immense hipped roof was recently overhauled, eliminating any leakage problems for many years to come. It should be noted that, due to its geographical location, integrated into the natural zone of the village's planning rules, only storage, workshop-type workspace, or agricultural uses are permitted.
Its location and grounds are its great strengths
As explained in the introduction, you can't just come here by chance! The property is cut off from public access by a distance of nearly a mile and benefits from a right of way over neighbouring private lanes for its exclusive access. It is located at the end of those lanes. Beyond, there is nothing but nature! Just before the entrance, you drive over a small brook, then through a metal gate to enter the fully fenced private property and cross a thick natural wooded area of about 17 acres. There is also an area of heathland of about 5 acres, as you are in a place crossed by underground springs, one of which feeds a well and a pond on the property’s land. Finally, around the buildings, there are about 7 ½ acres of meadows organised in several enclosures and with multiple outbuildings designed to accommodate small animals and fodder. It's truly a unique location, ideal for a small agricultural project, such as market gardening, or for keeping or creating a shelter for animals (horses, ponies, sheep, goats, or dogs, for instance).
