This pretty rendered stone house built at the end of the 19th century with 2 bedrooms has, without a doubt, a lot of character. It is located in the heart of a small, quiet hamlet close to the village of Vicq-sur-Breuilh, about twenty minutes from Limoges’ town centre. Very well maintained and, after undergoing a complete renovation, it is ready to move into.

The house
You enter the house on the northwest side directly into a simply fitted kitchen (18’x13’4”), with a new pellet burner installed inside the large stone fireplace. Some French doors open out onto the south-east facing rear garden. The exposed staircase leads upstairs and a closed stairwell down to a small cellar located beneath the neighbouring dining room. The beams of the old half-timbered walls have been preserved to maintain a symbolic separation from the adjoining dining room (18’x10’4”) over pretty, solid chestnut flooring and with a fireplace, nowadays decorative, even if the chimney is still in place. Next to this room you gain access to the adjoining barn on a slightly lower level. It has been turned into a bright living room (17’7”x16’2”), whose exposed stone interior wall is beautifully made into a feature. 

On the first floor, a large landing (or it could be an office) of approximately 13’4”x12’6” leads to a bathroom (9’x4’9”) and a separate toilet (4’9”x2’9”), then to 2 interconnected rooms, bedroom 2 (18’x10’4”) with a built-in cupboard and finally, a large master bedroom (15’9”x11’4”) created within the former barn’s attic.

From the landing/office, a stairwell runs up to the convertible attic located above the landing and bedroom 1 of ca. 15’x8’2”. The 200-litre electric hot water tank is also in the attic. 

From a technical point of view, the electricity and plumbing have been completely redone, as well as all the doors and windows, the walls have been drylined and insulated, a recent septic tank meeting current regulations and a brand-new pellet burner have been installed.

The garden and outbuildings
Since both end gable walls of the buildings are lined with the cadastral boundaries of the property, you can only go out to the rear garden through the house and its barn. The land, with a total area of 5.150sqft, is fully fenced-in, with a front garden lined with a double gate and a low stone wall topped with a fence. You can easily park 2 cars inside the garden, including one under the existing carport. This wooden structure, attached to a high stone wall on the north side, has a cement fibre roof. You could of course consider, subject to authorization, expanding this structure, or turning it into a real garage. There is enough space for that. 

Adjoining the house there is access from the rear garden to the old useable bread oven, the bakery of which has been converted into a utility room (9’8”x5’9”). At the other end of the garden, a lean-to with a steel roof allows you to store wood and a closed shed stores pellet bags for the kitchen burner. The rest of the garden is landscaped with raised beds surrounded by borders and small passages. A high conifer hedge separates the property from the neighbouring garden behind it. On the right side of the house a barn, not belonging to the house, hardly used.

Access and amenities
The village of Vicq-sur-Breuilh, of which the property is part, has useful and necessary amenities (bar, restaurant, inn, etc.) and public services (infant and primary schools, post office, etc.). The neighbouring village of Magnac-Bourg also offers a supermarket, a petrol station, a garage, etc. The shopping area south of Limoges is a 15-minute drive away and its international airport is approximately 35 minutes away.
