The joys of living in the countryside

Located in a small hamlet in the village of La Porcherie in the south of Haute-Vienne, close to the road and railway routes, this country house could well be the pied-à-terre for your holidays, but it could just as easily become your main residence, thanks to its potential for additional development, its characteristic and very practical outbuildings. Its pretty flat and fenced plot of almost ½ acre is of good proportions and its well at the bottom of the garden, a significant asset at a time when water is becoming an important resource.

A single floor living space
A small entrance porch on the South-West gable gives you access to the functional kitchen with its built-in sink, and its open fireplace that can accommodate a log burner or a built-in fireplace. In an extension there is a tiled bathroom and a separate toilet. Behind the kitchen, a dining room with solid chestnut floors. To the right of the kitchen, a bedroom, also with wooden floors, connects with a second room currently used as a bedroom, but from which the staircase leads up to the convertible entirely open attic located above the old part of the house.

The house has a well-maintained oil-fired central heating system with cast iron radiators in every room. All windows are fitted with PVC double glazing and with PVC shutters (and roller shutters in the extension). An incomplete septic tank will need to be brought up to regulations.

The Outbuildings and garden
Under the house, the boiler room and two cellars allow you to store various foodstuffs in a cool place. Adjoining the house, there is a barn with a hayloft, a block extension and cement fibre roof at the back of it, also on 2 floors. There are also two woodsheds adjoining the barn. Then, a separate bread oven with an enlarged bakery converted into a summer kitchen and connected to water and electricity. Finally, an adjoining garage rounds up the list of well-kept outbuildings.

The flat, fenced garden is located behind the buildings and consists of lawn with a well and various fruit trees, ornamental trees and shrubs.

Access and amenities
The village of La Porcherie, of which the house is part, has a primary school, a multi-service restaurant and a railway station along the Limoges-Brive la Gaillarde line (and by extension Toulouse-Paris). The villages with amenities of Saint Germain les Belles and Magnac-Bourg are less than 10 minutes away along the A20 motorway, providing easy access to other major roads. Limoges and its airport are approximately 35 and 45 minutes away respectively.
