Solidly built, comfortable and ready to move into

This stone family house was built to last in 1957 with its 4 bedrooms, its two floors of living space and its raised and flat land of over ½ acre with a well. It is located, without close neighbours, 20 minutes from the tourist towns of Treignac and Uzerche and their many amenities. Completely renovated in 2011-2012, it is ready to welcome a family wishing to enjoy the green countryside of the Limousin, without having to feel isolated.

The house
The West/South-West-facing house, is built over a full semi-built-in basement and comprises on the ground floor with solid chestnut parquets (except for the concrete floor in the kitchen):
- A balcony with a canopied entrance porch (ca. 11’4”x 3’4”) and an aluminium-built veranda section (ca. 5’7”x3’4”) opening onto:
- A central entrance hall (ca. 22’3”x5’7”) with an open solid oak staircase and a separate toilet/storage (ca. 4’2”x4’1”). A closed stairwell located at the end of the hall provides access to the basement.
- To the left of the entrance, a fitted kitchen (ca. 12’3”x11’8”) with dual South-West/North-West orientation
- Opposite the kitchen, across the entrance hall, a bright living room (ca. 25’7x12’1”) on the South-East gable with two windows and French doors opening onto the entrance balcony, as well as providing easy access to the garden. The room is fitted with a cast-iron wood burner.
- Behind the kitchen, a North-West facing master bedroom (approx. 14.5m²) with its modern and functional ensuite bathroom (ca. 7’8”x4’1”).

On the first floor, you benefit from the same magnificent solid varnished floors as on the ground floor:
- The staircase, bathed in natural light thanks to a window, opens onto a central landing (ca. 6’9”x5’7”),
- On either side of the landing, a bedroom (12’10”x12’4”) each has its private balcony to enjoy the view to the South-East and North-West respectively,
- Under the eaves next to the landing, a family bathroom (ca. 11’8”x6’9”) with a toilet and a Velux,
- Across the landing, a storage room (ca. 11’8”x6’9”) could be a dressing room or an office, for one of the bedrooms if a door is added or separate if it is not.
- Opposite the central landing, a former attic space has been turned into an extra bedroom (ca. 130 sqft). It is T-shaped, because it has a central area with its door opening onto the landing, but two wings, because it uses the remaining space available behind each of the other bedrooms. There is a Velux in the centre of the space and a roof dormer in either wing. It is more of a child's bedroom with its play and office areas.

On the ground floor, a double entrance gate allows you to privately park your vehicle in front of the house. The basement of the house consists of:
- A garage (ca. 25’7”x18’8”) with a workshop area. An old water pump with its reserve tank (both needing to be renewed) is connected to the well situated in the garden and allows the house to be connected to free spring water in addition to or in replacement of the existing public water supply.
- A boiler room-utility room (ca. 16’4”x12’6”) with a large retractable double door.

Some valuable technical aspects dating from 2011-2012 are to be noted about this house:
The electricity has been completely rewired and the entire old electrical system has been removed.
It is connected to a septic tank with a coconut filter.
It is heated by oil boiler connected to cast-iron radiators throughout the house.
Hot water is provided by a 200-litre electric tank.
Fibre internet runs in the street and can be connected to the house.
The entire roof of the house is in natural slate with stainless steel fixing hooks.

The garden
The house has a pretty and relatively flat plot of land of over ½ acre, bordered by a stone retaining wall at the front and metal fences on the sides and rear. A pedestrian gate opens onto the concrete staircase leading to the entrance. Various small wooden and sheet metal lean-to’s are present and can be used to store wood and small garden equipment. The well, which has water all year round, is accessible via a thick concrete cover. Small channels have been built around the house to drain rainwater to the road below.

Surroundings
There are no immediate neighbours, but the departmental road passes along the edge of the land. This makes it easy to get to Uzerche and the motorway linking Brive-la-Gaillarde to Limoges. The village of Chamberet, just over 5 minutes from the house, has basic amenities and a primary school. The small town of Treignac has a middle school and benefits from the necessary amenities and sports facilities. Brive and Limoges airports are about 50 minutes away.
