The converted barn
The “L-shaped” main building faces south towards its garden. The barn is behind the gites; it faces West and borders the eastern part of the garden. You enter the house through one of the two French doors from the paved terrace along the west facade, into a large living room (ca. 36’x21’) with a concrete floor and freshly repointed stone walls. The authentic decor of the stone and the powerful wood burner blends well with the modern layout of the fitted kitchen and its central island. The former 1st floor was removed, and the area is open full height up to the apex of the roof (ca. 12 ½’). To the left of the entrance door, above the sleeping area, a minimalist staircase leads to a mezzanine with two Velux windows converted into a TV lounge overlooking the living room. If you partition the mezzanine, you can easily create a guest bedroom with its private ensuite bathroom. Under the mezzanine, there is a storeroom with fridge and freezer, then the master suite consisting of the bedroom, a dressing room and a bathroom with separate toilet.

The gîtes
They have been created within the large building standing along the village street, including part of the barn, while the other part has been kept as a garage/storage area.

Gîte 1
It benefits from both private parking and entrance located on the east gable of the building. You pass through a double aluminium gate and the parking space to access a paved terrace and the entrance hall. To the right of the hall, the utility room fitted with a toilet, washing machine and hot water tank. From the entrance, you enter the spacious living room with the fitted kitchen and storage cupboards under the stairs on the 1st floor. A wood burner comfortably heats the space with large bay windows and exposed stone walls. A side door provides access to the main entrance/reception of the complex.

On the 1st floor, a landing/hallway leads to two bedrooms, one of which has full-height cupboards and a family bathroom with walk-in shower, vanity unit, toilet and heated towel rail.

Gîte 2
It is located on the 1st floor of the central part of the buildings. It is accessible via the staircase located in the central reception of the gîtes. To the left of the 1st floor landing, a room with a beautiful decorative brick fireplace has been converted into a dining room. To the right of the landing, a hallway with built-in cupboards leads to a fitted kitchen and two bedrooms, each with their own private ensuite bathroom and separate toilets.

The Chambre d’hôtes
It is located on the ground floor, behind the central reception room and is accessed from the large terrace on the garden side through a large sliding glass door. It can be used independently of the guest accommodations or in addition to them, when more space is needed. It consists of a bedroom with built-in cupboards and an ensuite bathroom with toilet, walk-in shower, vanity unit and heated towel rail.

Gîte 3
Located on the ground floor in the central part of the buildings and using also part of the old barn, it has, like the 1st gite, a separate entrance and could be used, if desired, completely autonomously. The entrance is on the street side into a large open-plan kitchen/living room with fitted kitchen, open fireplace and sliding patio door leading to the garden terrace. To the right of this room are two bedrooms, each with their built-in cupboards and ensuite bathrooms fitted with a walk-in shower, a vanity unit, a towel dryer and a toilet.

The outbuildings
The right-hand side of the main building has been kept as a very practical garage/storage area, since it has a large door on the street side and another on the garden side. The ground floor is a flat area of approximately 33’ x 22’ on the ground floor. Above this area, a floor, accessible by a ladder, offers around 33’ x 10’ of additional storage. Finally, a storage mezzanine is located above gite 3 and has a floor area of around 33’ x 14’7”. 

There is also an independent timber-framed building comprising a pool house and a kitchen area right next to the swimming pool.

The garden and its cosy swimming pool
It has a total surface area of ca 2/3 acre, is fully fenced, landscaped with a paved terrace area and stone walls along the southern part of the dwellings. A sumptuous in-ground swimming pool in the middle of the garden can be shared by all the inhabitants of this beautiful complex. Access and amenities
The village of which the property is part is ideally located without any noise disturbance 10 minutes from the A20 motorway. Limoges centre is a 35-minute drive away and the villages with all amenities of Saint-Germain-les-Belles and Magnac-Bourg are respectively just over 5 minutes and just under 15 minutes by car. The train station is only two minutes away and connects Brive-la-Gaillarde to Limoges, and further Toulouse/Bordeaux and Paris.
