Quality renovation

This house has been completely renovated in recent years : from an old longère to a comfortable house with a beautiful terrace to make the most of its quiet location in the middle of the rolling Limousin countryside. An authentic beautiful facade ‘en belles pierres’, but the modern ‘touch’ is also evident through the anthracite window frames. Once the shutters are fitted, the picture is complete.

The house
The property is set in an L-shape : on the left side of the entrance gate a barn at right angles to the house with adjacent barn. This immediately ensures intimacy. There is an entrance hall with cloakroom and on the right side a modern kitchen (20 m²/215.28 ft²) with a long worktop. Additional kitchen cabinets have been installed in the old fireplace. In the middle of the room is a bar table for a (quick) breakfast or to start the day with a cup of coffee. Next is a very spacious living room of almost 47 m²/505,90 ft², where the eye is immediately drawn to the large windows. A wooden floor, ceiling beams, a powerful wood stove and a room with lots of light through the 6 window openings. There is a door to the terrace facing north-east. The master bedroom on the 1st floor can be accessed from the living room.

The entrance hall gives access to a beautifully fitted bathroom equipped with a washbasin, shower and toilet. Provision has been made for the installation of a bathtub. A small staircase leads to a washing machine/storage room equipped with a small sink. This room is somewhat lower due to being built above a cellar. From this room, the 1st-floor landing is accessible.

1st floor
From the landing, a large bedroom (25,6 m²/275,56 ft²) has been created in the former attic space. Here is a laminate floor, two skylights provide ample light and there is a separate sanitary room equipped with a toilet and washbasin. Next is a door to the master bedroom (20,7 m²/222,81 ft²): this is the showpiece of the house with its beamed construction, two skylights and ensuite bathroom. A half-high wall separates the bathroom with washbasin and shower cubicle. There is a separate toilet. As indicated, this master bedroom has its own staircase entrance from the living room.

Several outbuilding
Adjacent to the house is a large barn (135 m²/1.453,13 ft²) divided into several compartments. One part has a non-standing basement. A second part, on the contrary, is significantly higher than most ‘etables’. Above this is the open barn section which has large barn doors on the east side. In front of the barn is a pretty stone path and borders with flowers.

Perpendicular to the first barn is a second barn (80 m²/861,11 ft²). On the right side of the house is the old porcherie building (40 m²/430,56 ft²). This could become a nice summer kitchen or a workshop for the creative. Opposite the living room part, there is a 2nd porcherie building with an old bread oven. Now in use as a wood shed, but suitable for many purposes.

Ready to move in!
This house is ready for its new occupant. Much attention has been paid to insulation and ventilation of the house and there is a well thought-out lighting and electrical plan. The heating by the wood casing with fans ensures optimum heat distribution. The roof of the house has been completely overhauled. The house will be delivered with a septic tank that meets current standards. The shutters still need to be hung, the terraces further finished, but this gem is nearing completion!

The land
The plot measures 10,028 m²/2,48 acres. At the front is an entrance gate giving access to the courtyard. On the street side, a hedge and a wall have been erected, hiding you from the view of a casual passerby. Work is currently underway on an additional terrace in the extension of the bread oven to also provide nice seating around the permanent BBQ.

Most of the land is at the rear of the house. From the terrace there are lovely views over the rolling Limousin countryside. This terrace will be frequently used, enjoying a coffee, tea or wine moment!

In line with the barn, a vegetable garden has been laid out with a striking Arbre à signes (monkey nut tree) next to it. Otherwise, it consists mainly of grass that slopes gently. Ideal if you want to keep a donkey or horse!

Commodities and acces
A small road runs past the property, which has hardly any traffic. The village has no amenities, but does have a beautiful swimming lake with a sandy beach. For shopping you go to nearby Châteauneuf la Forêt, which has a large supermarket, a bakery and restaurants. This village also has a lovely swimming lake. The town of Eymoutiers with its many restaurants, shops and its supermarket can also be reached within 15 minutes. For nature lovers and experienced cyclists, there are plenty of paths and roads to explore. Several (long) walks can be made from the village.
