Overlooking the valley


Located in the higher part of a small village in the Millevaches Regional Park near the historic town of Eymoutiers, this single-floor 2-bed bungalow (36’ x 36’) was built in the mid-1980’s and has been recently modernised! It is located in the middle of a beautiful partly wooded plot of nearly one acre and enjoys breathtaking views over the green hills of the Limousin.

The dwelling
It is fully South facing. You come in via a canopied terrace (39’4” x 3’2”) into a 13’6” x 4’9” entrance hall. To its right, a bright 17’7” x 10’8” kitchen with a chimney flue allowing for a wood range cooker to be installed. To the left of the entrance, the decent-sized living-dining room with two French doors to the terrace. A recently fitted wood burner heats a large part of the house but is also complemented by electric storage radiators. At the end of the entrance hall, a corridor (18’9” x 4’10”) leads you to two bedrooms (11’2” x 9 ½’ and 13’8” x 11’2”), a bathroom (10’2” x 6’1”), a separate toilet and a storage room (10’8” x 9 ½’). From that room, you enter a North-facing block extension where there is a summer kitchen (16’1” x 8’7”) and a storage lean-to (17’4” x 8 1/2’).

The house is solidly built with a sturdy cement tile roof laid over a traditional frame and the attic is insulated. The block extension has a cement fibre roof containing asbestos and the lean-to has a corrugated metal roof. All windows are double-glazed even though they may not be from the latest generation. Doors, windows, and shutters have been well maintained and are all in good condition. The electricity has recently been updated and a new electric switchboard installed. The house is connected to the village’s mains drainage system for all its grey waters, which saves you having to update a septic tank at prohibitive costs.

Garden and outbuildings
The location of this property is undoubtedly its strong point. With magnificent views and no immediate neighbours, as it is located in the middle of its own land, the house is accessed via an electric double gate and a private driveway. The property is fully fenced in. You can park several vehicles next to the house on a gravelled car park. The slightly sloping garden is largely laid to lawn and has a wooded part at the top of the land. There is ample space to create a vegetable garden. A grassy path runs along the front of the terrace and ends at a car parking area in front of a wooden garage of 26’2” x 16’4” with a metal roof. Attached to it, there is a tool shed. Even if these buildings are of very simple construction, it’s great that they exist! Large enough to shelter vehicles and garden equipment.

To get to the house, you drive below the neighbour's house, but you no longer see it as soon as you are by your house. On the other side of the house, there is a meadow where you will sometimes see donkeys graze. Behind the private woodland, there is another meadow, then some more woodland. Below the property, you can see the village centre from a distance. The place is peaceful and surrounded by nature. A pretty river with a beach can be found just a few minutes’ drive down the valley.

Access and amenities
You may be in the middle of nature, but you are not isolated! Even if the village has no shops, you are five minutes from the large village of Peyrat le Château and its many amenities, 15 minutes from Eymoutiers, a historic market town with a railway station, 25 minutes from Saint Léonard de Noblat and Bourganeuf. The centre of Limoges is 50 minutes away.
