Limousin farmhouse in need of a complete renovation


Built in the 1930’s, but not inhabited for many years, this house, its two adjoining barns and its bread oven are hoping for a new lease of life. It is located on its own along a small hamlet road just a few minutes from a village in the Millevaches Regional Park in Limousin, on a plot of land of almost 2 acres awaiting division and with magnificent views of the rolling hills of a rural area that has retained its original charm. If renovation does not scare you, you can also acquire the small farmhouse next door to renovate with over one acre of land (€ 50.000,= and reference 905 for more information).

The house
It does not have the architectural style of a typical Limousin farmhouse, but rather of a village house with its larger windows and especially its higher ceiling height than in a small farmhouse (here it is 9’1” high on the ground floor). Its large "dormer" window in the attic also gives it a higher convertibility, and the building faces South. On the ground floor, there is an entrance hall (~11’4”x8’3”) on the North side incorporating the attic staircase. From the entrance, the kitchen (~13’6”x11’4”) with a large fireplace and an entrance on the South side giving access to the land. From the kitchen, the staircase goes down to the cellar under part of the house. Next to the kitchen, two bedrooms (~10m² & 10.5m²), one North-facing, the other South-facing.

On the 1st floor, a convertible attic (~19’6”x15’5”; 19’6”x22’9” on the ground).

The house is not currently connected to mains water, but to an underground spring coming from a neighbouring plot, located just across the hamlet road. However, there is the latest generation electric meter in the kitchen. It will be necessary to plan not only the complete renovation of the house’s interior but also roofing work and putting a septic tank in.

The outbuildings
There are 3 of them. The two barns adjoining the house each have a floor area of ca. 26’x23’ and 20’x23’ and are in poor structural condition. Plan for masonry and roofing/framework renovation. But since the buildings are inside the building area of the village's planning rules, it is possible, after permission is granted, to seriously consider increasing the surface area of the house, and this, on two floors, if desired.

In the other extension of the house, under the same roof, there is a lean-to (~18’x6½’) connected to the north entrance of the house and a bread oven with an old awned bakehouse in front (~18’x16’4”). Its roof, although damaged, is still there and you can still hope to save this essential element of Limousin rural heritage.

A large, relatively flat garden to be divided
The buildings being located on the top of the hill, you benefit from very beautiful views of the countryside. You can see, behind the hazelnut hedge lining the land, the roofs with solar panels of the neighbouring agricultural buildings, and further away, the green and wooded hills of this pretty corner of nature. The land is flat near the buildings, then very gently sloping beyond. Apart from a large fir tree and a lime tree in front of the house, there is good fresh grass available all around. The land, currently maintained with cows by a local farmer, is free of any rural lease, but will have to be re-surveyed and divided for sale, because access from the road allowing the animals to change pasture, must be separated from the land for sale within the large existing plot.

Access and amenities
The house is located in the village of La Croisille-sur-Briance, 5 minutes from the centre of the village and about forty minutes from Limoges centre. The village has all the basic amenities, as well as a local school and a community café, and is just over 10 minutes from the shopping village of Châteauneuf-la-Forêt, to the north, with its swimming lake, campsite and large supermarket.
