In the countryside and in its green setting


Charming, renovated stone house built at the end of the 19th century, with a pretty adjoining barn. The buildings are surrounded by their wooded, fenced park of more than 2 acres where an underground spring flows. You are surrounded by nature, on the heights of a small hidden hamlet, but only 15 minutes from Bourganeuf, half-an-hour from Saint-Léonard-de-Noblat and Eymoutiers. Ideal house for holiday or year-round accommodation, with the possibility of extending the house or creating a gîte in the barn.

A comfortable house
The house, whose front facade faces south, is made up on the ground floor of an entrance (ca. 17’5”x11’1”) on a solid wooden floor with built-in wardrobes located under the staircase. To its left, a very welcoming living room (ca. 17’5”x11’3”) with solid wood flooring, exposed ceiling beams and a wood burner installed within the stone fireplace. The entrance and living room both have a door to the kitchen/dining room fitted within an extension. It is spacious (ca. 22’8”x8’5”) and neatly done up, with solid wood worktops and floors, and enough storage space. A side door gives access to a well-equipped utility room, with a separate WC (altogether ca. 10’8”x7’1”). A partition wall, with an interior window bringing in offset light, separates it from a garage (ca. 17’1”x10’8”), used as a storage space for bicycles or motorbikes, for instance. You could very well imagine using these two spaces to create a ground-floor bedroom with its own ensuite bathroom.

On the 1st floor, the decoration looks slightly more dated than on the ground floor, but the distribution of the rooms is organized logically. A landing (ca. 9’x4’1”) leads to a tiled bathroom (ca. 80 Sqft), a door from which leads up to the storage attic above. It houses a solar-fuelled hot water tank, which will need to be replaced before being able to use it. On either side of the landing there are two bedrooms: a guest bedroom to the left (ca. 17’3”x12’1” and 6’7” ceilings) on solid wood floors. To the right, a hallway with separate WC (ca. 37 Sqft) and the master bedroom (ca. 11’3”x10’3”) with a fitted wardrobe and private covered balcony (ca. 10’3”x3’2”) allowing you to admire the very pretty view over your own garden and the surrounding wooded hills. Note that the attic of the kitchen extension is located on the 1st floor. It was boarded up, probably because of the limited ceiling height. However, there might be room for adding a technical area (additional hot water tank for example) or storage. It’s worth investigating…

The barn: magnificent garage or future gîte?
An interesting potential could be exploited here. It is currently a three-room space (ca. 29’5”x12’1” and 29’5”x13’2” on the ground floor and 29’5”x26’2” on the 1st floor). The previous owner prepared the job well for you by creating a very solid concrete block-and-beam floor on the 1st floor and fitting 2 large Velux roof windows. The roof frame was modified, the trusses doubled in order to have a large, secured open space. Either you submit a permit to build a single-floor gîte or you increase the liveable area on the ground floor, because part of the floor is made of wood, to enable to install a sizeable staircase. Or you keep the top floor as a garage: at least two cars can fit in or a very large camper van (up to 29’ long).

A Large plot of land with trees
As the land of the property is disconnected from public access, you benefit from a right of way over the land and in front of a neighbour's house used (not very often) as a holiday house, to return home. You pass through the gate, you close it behind you, and you begin to marvel... Welcoming you in front of the house, there is a pretty landscaped lawn with flower beds, ornamental trees and shrubs, a Virginia creeper... You'll think you have gone to paradise. You keep walking, you pass a large lime tree giving you wonderful shade in summer, fir trees and you arrive at an area with a south-facing vegetable garden, complemented by several fruit trees. At the bottom of the garden, on the East side, a chalet allows you to be more comfortable than in a tent, when the children (or guests) want to camp in the garden. The North-East part of the land is a large lawn with a wild part in the middle. Finally, to the North-West, a second enclosed vegetable garden (or could be an enclosure for farmyard animals) and a small, wooded area. Beyond the property, you are surrounded by meadows and woodland. Nature and wildlife are just a stone's throw away.

Access and amenities
The Creuse village of Saint-Amand-Jartoudeix is a 15 minute-drive from the town of Bourganeuf with all its amenities, schools up middle school. Limoges is approximately 45 minutes' drive away and its airport is 55 minutes away. Paris is approximately 4.5 hours away by train or car.
