It is located without any close neighbours on the edge of a correzian village, just 10 minutes by car from the A20 motorway, 20 minutes from the town of Uzerche with all its amenities, 35 minutes from Limoges and 40 minutes from Brive-la-Gaillarde.

On the first floor, 3 large rooms to finish decorating as your heart desires. It is accessed from the entrance via a solid wood staircase, over a laminated flooring laid above a concrete block-and-beam floor:
- a large landing area (ca. 16’2”x11’8”), currently open, could be partly converted into an office area and a shower room/WC added.
- to the left of the landing, a bedroom (ca. 12’7”x11’8”) with a window on the gable and a roof window;
- to the right of the landing, an additional bedroom or a large bathroom (ca. 13’2”x11’8”).
Outbuildings
Adjoining the main house, the small original stone cottage consists of 3 rooms (ca. 17’3”x14’2”; 17’3”x14’2” and 16’x9’8”):
- a boiler room on a concrete floor;
- a former kitchen with its old fireplace still present;
- a former bedroom over a cellar, now turned into a storage room.
Please note that it will be difficult to connect the boiler room to the house from the inside, unless the fireplace in the living room is removed.
A separate tin and wood-built garage of more than 34’x16’with a workshop area is located a few feet away from the house.

Heating by an air-to-water heat pump fitted in 2019
Hot water is supplied via a 250-litre thermodynamic tank fitted in 2015

The garden plot
The house has a very nice and flat plot of ca ¾ acre, fully fenced in, with an entrance gate and a tarmacked parking area. On the south side of the house, there is shade from large conifers planted many years ago by the owners. The large lawn will make an ideal playground for children and there is room for a beautiful vegetable garden!
Acces and menities
There are no immediate neighbours, but the county road passes along the edge of the land. This makes it easy to access the motorway linking Brive-la-Gaillarde to Limoges. The village of Meilhards has basic amenities and a primary school twinned with the school of a neighbouring village. The small town of Uzerche benefits from all the necessary amenities and sports facilities. The airports of Brive and Limoges are about forty minutes away.
