Hillside property with views and land

Charming stone farmhouse dating from the first half of the 20th century, situated at an altitude of ca. 1800 ft (550m), halfway up a hillside, 5 minutes from amenities, in a quiet hamlet near the Millevaches Regional Natural Park in the Limousin region. 3 bedrooms, an office, a living room with a fireplace and its magnificent original pebble floor, a large adjoining barn, and beautiful unobstructed views over its adjoining land of over 2 ½ acres and the Limousin mountains are the highlights of this typical property, sure to delight nature lovers and those who appreciate old stone buildings.

A Characteristic House
Attached to its stone barn and facing southwest, the house is immediately recognizable by its natural slate roof, installed in 2005. The entrance leads directly into the living room with its traditional stone floor and fireplace, which houses a modern pellet burner. From this room, a passageway and an openwork partition lead into the fitted kitchen-diner. Adjacent to the kitchen, a small passageway provides access to a utility/boiler room where were recently fitted an air-to-water heat exchange pump and its hybrid solar thermodynamic water boiler. To the left of the living room is a dining room with solid wood flooring and preparation for a wood-burning stove. To the left of the kitchen, a former bedroom with solid wood flooring has been converted into a bedroom with an en-suite shower room and WC.

A solid wood staircase leads from the living room up to the first-floor landing with an office space under a skylight window facing northeast. To the left is a full-depth bedroom fitted under the roof eaves and a skylight window facing south. From the landing, a tiled family bathroom with a toilet and a skylight facing south is accessible. To the right of the landing are two bedrooms with skylights with fitted laminate flooring.

A recently insulated cellar is located under the left-hand side of the ground floor and is accessible from the outside via a door and some stone stairs.

The outbuildings
There is a Limousin-style barn attached to the house with a floor area of ca. 1.400 sqft, featuring a cement fibre roof and an oak frame. The buildings are located within the buildable zone of the local land-use plan. The barn could therefore, subject to obtaining the necessary planning permissions, either serve as an extension to the house or be partially converted into a separate dwelling. As the barn is situated slightly below road level, vehicle access would be from the property side, were the barns to be used as garages. An old bread oven in poor condition and a small woodshed make up the remaining outbuildings.

Large plot and lovely views
The hamlet to which the property belongs is laid out along the small road on the hillside. Each owner has ample space to enjoy the same views without disturbing others. Numerous large trees provide the privacy everyone desires. The property buildings are located on the northern edge of the land. This property, covering a total area of just over 3 acres, is almost entirely fenced in and extends southward below the house. A second enclosure surrounds the buildings, forming the perimeter garden. A greenhouse has been installed there, and a large lime tree provides welcome shade during the warmer months. The views of the Limousin mountains are truly beautiful! A small farm can be seen further down the hill. A main access gate is located next to the longhouse. The northern part of the land falls within the buildable zone defined on the village's zoning map, meaning that, subject to obtaining planning permission, it is possible to build another dwelling or an additional garage.

Access and Amenities
The house is located in a small village, five minutes from a local primary school, small shops, and a medical and nursing centre in the far southeast of the Haute-Vienne County. It lies about 15 minutes from the village of Châteauneuf-la-Forêt, which offers all amenities (schools from nursery to middle school), and 25 minutes from the small market town of Eymoutiers, along the Vienne River. Limoges city centre is about 45 minutes away, and its airport is 55 minutes away. Two train stations are roughly 15 minutes away: one to the northeast on the Limoges-Ussel line and the other to the southwest on the Paris-Limoges-Brive-Toulouse line.
