Located five minutes from Lake Vassivière and within a great natural environment, we present to you this sturdy dwelling in cut granite built at the end of the 18th century with its adjoining garage and its varied garden plot of almost an acre, partly wooded and crossed by a small stream. Immediately habitable, even though some updating work would improve it even further, it is ideal as a second home for your family reunions but can very well be lived-in all year round.
The house
You enter the house, on the east-facing side, through a thick solid oak door into a tiled entrance hall (ca. 7’x6’2”) with a separate toilet opening onto the stairwell. To its left is the kitchen-dining room (ca. 16’8”x14’2”) simply fitted with a functional wood range cooker connected to the fireplace. It sits on a solid block-and-beam floor above a stone cellar, access to which is on the entrance landing. To the right of the entrance, a cosy living room (ca. 17’3”x15’7”) with exposed ceiling beams and a beautiful fireplace with an arched stone vault, in which a wood burner is installed. The living room is connected to a glass/alu framed veranda (ca. 20’6”x7’7”) equipped with large, double-glazed sliding doors and bay windows. It faces west and allows you to enjoy the magnificent sunsets that the region has to offer. A side door provides access from the veranda/living area to the adjoining garage.
On the first floor, there is a small shower room (ca. 6’x5’) fitted with a shower cubicle and a toilet on the landing (ca. 7’x6’2”) which leads to 2 bedrooms (ca. 17’3”x15’9” and 17’2”x14’2”) with solid chestnut parquet flooring, one facing east and the other with a double east-west aspect.
On the second floor, the enclosed stairwell opens in the centre of the floor onto a landing (ca. 9’3”x8’6”) with a Velux window and an open area (ca. 13’4”x7’3”) ideal for a small office or reading corner. On either side of the landing, two east-facing bedrooms (ca. 13’4”x9’3” and 17’2”x14’5”), also with solid chestnut parquet flooring.
The outbuildings
Adding a very practical touch, the garage adjoining the house has pedestrian access from the house and a large double door from the village road. With a surface area of ca. 26’2”x17’, it is very good as it allows you to park your vehicle safely, but it also houses a workshop and boiler room. In addition, a floor accessible via a real staircase allows you to store many items in the attic.
Two other small independent sheds are also in the garden, perfect for storing wood and garden tools.
From a technical point of view, it is handy that the house is connected to the hamlet’s mains’ drainage system which is a rare thing. This therefore means that there is no septic tank to update! An oil central heating system with water radiators throughout the house is regularly maintained and will be in working order for the sale. All windows are in good condition, made of solid wood but they are single-glazed.
The garden
You take advantage of a beautiful gently sloping plot of land with a fenced lawn area adjoining the buildings, then a wooded area in the middle of which flows a small stream. There is space for children to safely play, but also to plant a vegetable garden and enjoy the (free) water from the stream, a godsend!
Access and amenities
The house is located along a small hamlet road which makes a secondary detour to the hamlet of which it is part, which limits the number of vehicles passing in front of the house to the few existing neighbouring residents. Vassivière and its gorgeous boating lake is about 5 minutes away by car and the village of Nedde, of which the hamlet is part, is also 5 minutes away. The village has a primary school and local shops. The market town of Eymoutiers is about fifteen minutes away and Limoges is just an hour's drive.
