Enjoying the Alps

You can enjoy the French Alps all year round. This spacious chalet is located on the route to the Col de la Madeleine, a famous climb in the Tour de France. The property is located in a cul-de-sac with similar chalets and just 75 metres from the ski lift. With a yearly rental income between € 40,000 and € 45,000, this property could also be a good investment for holiday rentals (approximately 16 weeks per year).

In winter and summer
The little street ‘Hameau des Airelles’ is located at the bottom of the ski area with 165 km of slopes around Saint Francois Longchamp and Valmorel. You can ski almost to your front door and leave by chairlift. When the snow has melted again, it is wonderful hiking and cycling. From the house you can make beautiful trips by (electric) mountain bike or racing bike or walking with a picnic on an Alpine meadow. Within walking distance is an outdoor swimming pool, football pitch, mini-golf and tennis courts. More adventurous activities are also possible in the immediate vicinity, both in the air and in the water. In short, plenty to do!

The house
The ground floor of the chalet consists of a spacious garage, heated storage room for ski boots, laundry room and a bedroom with its own shower/toilet. On the 1st floor is the living room with its built-in fireplace and French doors to the south and west-facing terrace. The open kitchen has all built-in appliances and is separated from the living room with a bar. Even in winter, after a morning's skiing, you can enjoy lunch on the terrace next to the kitchen, which is accessible through the French doors in the dining area. On this floor there is also a separate toilet and a bedroom with its own shower. On the 2nd floor are three spacious bedrooms, a separate toilet and a third bathroom equipped with a washbasin cabinet with double washbasin and a bathtub with shower. The bedrooms at the front have a balcony.

The garden
The garden around the chalet is under slope but requires little maintenance. Wood storage can be stored on the side under the terrace. There is ample parking space on site. From the terrace you have a beautiful view of the surrounding mountains. Enjoy the sun as well as the coolness of the mountains all year round.

Amenities
There is a sports shop and a restaurant in the street where the ski lift is located. During the season, the free ski bus takes you to the upper village, where there are 2 supermarkets, several bakeries, shops and, of course, restaurants for a 'plat du jour' or a drink after a day of sports. A large supermarket is in the valley, in La Chambre, which is about a 15-minute drive away.
