Big 8 bedroomed house close to the village


Just a 10-minute walk from the village of Eymoutiers, this family home was built in the early 1970s.

Ground floor
Stairs lead up to the first floor of the house. The front door is in the middle. On the right-hand side of the hall is a spacious living/dining room with a honeycomb tiled floor and an insert wood burner. A large sliding door to the front and a window to the east bring in plenty of light. On the other side of the hallway is a corner kitchen with a large worktop. Here too, large sliding doors give access to the balcony, which spans the entire width of the house.

The central corridor leads to two spacious bedrooms, a study/bedroom, a shower room and a separate WC. The shower room has a shower cubicle and washbasin. It is functional but needs some finishing touches: the walls could do with a lick of paint and the floor was left unfinished after the bathtub was removed...... The kitchen, central hall and bathroom have typical 70s (retro) tiling, while the bedrooms have chestnut parquet flooring.

5 bedrooms
The 1st floor has no fewer than 5 bedrooms, making this house ideal for a large family. Firstly, there is a spacious bedroom with direct access to a fully panelled connecting study. This room can also be used as a dressing room. There are two further spacious bedrooms. The other rooms are under the pitched roof. At the front of the house is a kind of landing that gives access to two bedrooms on either side. The 'access door' (limited height) to the bedrooms is closed by a curtain, as there is no door (yet). The last bedroom is accessed via a fully panelled office area. In the central hall, there is a toilet with washbasin and a separate dressing room. The latter could easily become a shower room. An attic ladder provides access to the attic floor.

The house is equipped with a recent heat pump, and tbuilt-in fire in the living room adds a cosy atmosphere. All the windows and sliding doors are PVC with electric shutters. The finish of the house in terms of the walls and especially the floors leaves much to be desired. Depending on room requirements, the layout of the first floor could be modified slightly.

Garden level/basement
There is a spacious garage for 1 car (or 2 in a row) with a recent wooden garage door, a room for the washing machine, tumble dryer and freezer, among other things, and a boiler room where the heat pump (2022) is also installed.

The garden             
The 6,331 m² plot is rectangular in shape. The balcony faces south-west. There is a parking space for several cars by the entrance. The garden has a gentle slope. On the left-hand side, there is a flat lawn. An ideal spot for a (large) vegetable garden. On the living room side, there is plenty of space to create a terrace and play areas for the children. There are also a number of trees and shrubs. The garden is surrounded by trees and shrubs on three sides, with a hedge to the east. There is also a derelict chicken shed on the property. The house is accessed from the main road via a gate, but it is also possible to enter the property from the rear. The part to the left is constructible.

Amenities             
Eymoutiers is a pleasant village with the river Vienne winding through its centre, a large market square and a busy main shopping street. Here you'll find everything you need, including a bakery, various shops, bank branches, hairdressers and, of course, restaurants for lunch. The large supermarket is on the edge of the village. Eymoutiers has a railway station and swimming pool. The tourist site of La de Vassivière, which attracts water sports enthusiasts, is less than 20 minutes away, the airport 1 hour away.
