Between village and rolling meadows


Walking or biking to the village to get a baguette from the bakery, or to take a dip in the nearby Lac de Hélène. A pleasant house with large living space and 3 bedrooms. But above all a place to enjoy the beautiful view and tranquility in the garden!

Living space
There are three entrance doors, the terrace door being by far the most used. There you step right into the living space. A space that provides a small sitting room, the middle section where the dining table is set up in front of the huge glass door and sliding windows and finally a kitchen area.  The latter is now mostly functional in design. The new owner can create the layout of the new kitchen as he sees fit. Conveniently, the adjacent buanderie (utility room) can also house some storage and appliances (including, for example, the freezer, a washing machine, the dryer, etc.).

In the middle of the living space is a soapstone stove to keep the house pleasantly warm even in the colder period. This stove was already purchased before the current residents discovered that there was a chimney where a fireplace could have been installed. The living space and utility room have underfloor heating. A heat pump was recently installed (2021).

The wooden ceiling is an eye-catcher. Above it is a mezaninne : the route to it is now a bit acrobatic. A great place for a chill-cinema, extra sleeping space or to be closed off and used for storage. The rest of the space extends to the ridge of the house and has a scrap ceiling.

The entrance hall provides space for hanging coats and shoes. On the left side a small bedroom (10 m²/107 ft²) with the authentic walls and a nice corner window. The room behind has almost the same size. The walls are partially finished with painted OSB board. The bathroom has a neutral finish and provides a walk-in shower and a sink cabinet. The entire first floor is tiled.

From the living space there is a small staircase to a separate toilet. This is somewhat dated. The largest bedroom (26 m²/279 ft²) has a beautiful wooden floor. There is a corner where there is a small desk, but the side wall also lends itself very well to placing a closet wall. Behind the sliding door, the private bathroom, with shower or bath, was planned. The connections are there, the choice of design and finish up to the new occupant. But if 1 bathroom is already sufficient for you, this space can also become a dressing room.

Despite the fairly recent year of construction (90s), the walls at the entrance and the terrace have the authentic “belles pierres” that provide a friendly appearance.

Two terraces
From the kitchen there is a door to the covered terrace, which is also accessible through the sliding doors in the living space. The covered terrace faces south. A perfect place for breakfast, the fresher days in spring or autumn, or to sit out later in the evening. With a view that never bores....

The garden area in front has several trees and (flowering) shrubs.  The beach chairs are already ready to doze off in. At the rear of the house, facing south-osoutheast, is another two terrace with pebbles. Depending on your need for sun or shade, you can choose a spot. Multiple garden sets are a must for this home! 

Garden
The house is elevated in relation to the road that winds through the hamlet. There is a driveway with an entrance gate that you drive under. The courtyard has room for several cars and a caravan. There is a wall behind which there is a higher, slightly sloping, garden area.

There is an access staircase to the entrance of the house and one in front of the terrace. The part in front of the terrace is flat and curved. From the courtyard you can drive around to the back of the house. The terrain of 3312 m²/0,82 acres is sloping. There are several (fruit) trees planted. The elevated position provides a nice view and a private location.

In the garden is a well (collecting rainwater).

Basement
The house is built on a basement: here are a garage (31 sqm), workshop space (12 sqm), storage room and another bathroom with shower, sink and toilet. Useful for when the hands are dirty from gardening! There is also a (low) basement part. Advantage is that all pipes of the bathrooms and kitchen are easily accessible.

The house is ready for immediate occupation. Some finishing touches can be added here and there. Long as there is time, budget or desire to do a job. The septic tank does not meet the standards.

Location
The house is located in a small hamlet of about 10 houses just a few minutes from the village of Bujaleuf. This village provides a neighborhood supermarket, hairdresser, pharmacy, a good bakery, a bar-tabac etc. There are annual flea markets and harvest festivals. Supermarkets are located in the nearby villages of Chateauneuf la Foret and Eymoutiers.

The fireworks display at Bujaleuf on the 13th of July around the lake is known far and wide! Lac de Hélène has a beautiful sandy beach and offers water sports for all ages. There are numerous biking and hiking trails nearby.  The larger town of Saint-Léonard-de-Noblat is 15 kilometers away and has several larger supermarkets, a hospital and several catering establishments.
