This three-bedroom farmhouse, renovated about twenty years ago, is located in a small hamlet on the hill and enjoys a beautiful dominant view. However, it is close to a village with amenities in the Millevaches regional park in the Limousin. The house
It has two entrances, one on the street side, the other on the garden side, opening onto a central hallway with a closed stairwell and a shower room-WC below. A large opening provides access to the fitted kitchen/diner. Opposite the kitchen, a living room with a wood burner on solid wood floors. This room is raised over a cellar, which is accessed via an exterior door. Adjoining the living room, a lounge area is directly connected with it via a large opening. Finally, a double-aspect room could be an office or a guest bedroom.
On the 1st floor, a landing with a corridor runs along the roof’s eaves and opens onto a tiled bathroom with a Velux and a separate toilet. Next to the bathroom, a bedroom with Velux and two further bedrooms on each gable, one with a Velux, the other with a gable window to admire the view of the garden and beyond.
The outbuildings and the garden
In addition to the cellar located under the living room and allowing you to store food and small garden equipment, the house has an old concrete and cement fibre garage housing the centralized oil heating and hot water system. Adjoining this building, a wooden and cement fibre animal shelter over a concrete floor and a small shed, all on a South-facing fully fenced plot adjoining the house of almost ½ acre made up of lawn, various mature trees (firs and lime trees), ornamental bushes and a paved terrace located right in front of the house, made to enjoy the view. Across the small hamlet street, an old pigsty has been renovated to store multiple things. The building currently only has a pedestrian access, but a larger door would allow this space to be used as a proper garage. The pigsty is located on a plot of ca. 5.000 sqft, which used to be a vegetable garden and which benefits from water rights to a nearby underground spring. The house has a close neighbour behind it along the street but it is not overlooked, because the neighbouring land faces West.

Access and nearby amenities
The village of La Croisille sur Briance, of which the house is part, has basic amenities and a primary school twinned with the infant school of a neighbouring village. The small town of Châteauneuf la Forêt, a 10-minute drive away, has all the necessary amenities and sports facilities, as well as a beautiful swimming lake. Two train stations (Saint-Germain-les-Belles and La Porcherie) are less than 15 minutes away and Limoges, its airport, are about forty minutes away.
