The layout is special because the atmospheric living space is located in the outbuilding, which is at right angles to the main house. In the living room (26.7m²), you will find jointed stone walls, a wooden mezzanine and French doors to the garden. The old bread oven is part of the living room, the wood stove that heats the room is placed in front of it.
A simple bathroom and a separate toilet are located in the mezzanine. Next door, in the living area, a kitchen (18.4 m²) with a simple sink and a fireplace with a cuisinière. Adjacent is a bedroom (13.4 m²). The wallpaper is coming loose, there are (old) moisture spots and the painting needs to be done.
The staircase to the first floor is in the kitchen. Upstairs are two bedrooms of 12 and 13.4 m² respectively. The windows are single-glazed but have a nice rod division. There is a nice wooden floor and one of the rooms has a fireplace. The rooms clearly need freshening up. One floor up is an open attic space. Below the kitchen is a cellar.
Adjacent to the living room is a shed of over 30 m² with a new roof (2025). This is also where the central heating system that heats the house is located. Behind the barn is another hangar.
The gas central heating is old, but still works. The septic tank does not meet current standards and needs to be completely renewed. There is a lot of potential for this house, but it needs some work.
The 3,500 m² garden
There are neighbours on either side of the house. The house plot is approximately 3,500 m². The garden in front of the house faces west and is a little unkempt, but it is possible to create a pretty terrace. The roadside is enclosed by a low wall.
The land totals 12,637 m², but part of it is rented out to a farmer. In addition, there is a second rented plot of approx. 1.5 hectares just a stone's throw from the house. The total area is 2.8 hectares.
Amenities
The house is a few minutes' drive from the village of La Croisille sur Briance. There is a bakery, a supermarket, a bar/café and a café-restaurant. There is also a Foire (market) on the 18th of every month: a big market selling all sorts of things, which ensures that the village fills up with cars of visitors from the area and tourists. Châteauneuf la Forêt, 15 minutes away, has a large supermarket. There is also a nice swimming lake with a beach. The village of Chamberet, which can be reached in just over 10 minutes, also has the necessary amenities. The city of Limoges is around 50 minutes away by car.
