House 1
Quite a tall building, it is laid out over 3 floors using an old stable and bread oven as a basis and it was completely renovated for long-term rental a few years ago. All the work was carried out by professionals and no work is required in order to be able to enjoy it immediately. On the ground floor, you enter the ca. 12’8” x 15’7” living room with a tiled floor and exposed ceiling beams. A small kitchen of ca. 6 ½’ x 6’ has been fitted out within the curve of the old bread oven. From the living room, a wide solid fir staircase goes up to the 1st floor, where there is a bathroom (ca. 4’4” x 4’6”), a landing with built-in wall storage and bedroom 1 (ca. 7’4” x 12’8”). On the 2nd floor, a landing leads to a bathroom of approximately 4’8” x 6’4” with a shower cubicle, vanity unit and towel dryer, then a second bedroom (ca. 8’8” x 12’1”).
   
The house has a small storage barn (ca. 14’1” x 15’6”) with a laundry/boiler room area. The house and its water are heated by a recent air-to-water heat pump. All outside doors and windows are made of double-glazed aluminium. The interior walls are lined with an insulating lime-hemp mix. A lean-to with a slate roof connects the barn to the house and allows you to park a vehicle whilst keeping it sheltered from the rain. The septic tank is recent and up-to-regulations. The barn has a slate roof and the house a curved clay-tiled roof.
   
House 2
The house is separated from the 1st house by two barns, its garden is raised and its plot of land faces East, while that of house 1 faces West. You enter the house, on the East-facing side, directly into the simply laid out open-plan kitchen/living room of almost 12’4” x 22’3”. The double-aspect room is bright. A wood burner heats the house’s ground floor and electric auxiliary radiators provide heating in the 1st floor bedrooms. Behind the living room, a hallway leads to a bathroom/utility room and a separate toilet (approx. 5’4” x 10’8”). These two rooms have no windows, as they are built against the rear part of the adjoining barn. The living room has a secondary entrance on the West-facing side.

A closed stairwell leads from the living room up to the 1st floor. A landing with a toilet opens onto a bedroom on either side (approx. 9’8” x 11’5” and 10’3” x 11’5”). Two Velux windows are fitted in each of the bedrooms. Solid chestnut floors are fitted throughout. Overall, it’s perfectly habitable, but some work to modernize the bathroom area is still to be expected. The house is connected to a septic tank which also meets current regulations.

From the living room, a porch and a staircase lead down to a piece of garden located below. From that side, you can access the entire cellar of the house via an external door. The area is insulated in solid polystyrene sheets, and it has a dirt floor. The hot water tank and an additional fridge are kept there. Next to the living room/kitchen, an office of ca. 10’1” x 11’ could also be a ground-floor bedroom.

This house benefits from an adjoining 26’ x 26’ barn partly raised over a cellar, very practical for storing all your belongings, your cars, or your firewood away from the elements.
  
The old cottage
A small old stone cottage adjoins the second house, but its entrance faces the opposite side to the house. It consists of two main rooms with exposed ceiling beams, one of which has a pebble floor. A small cellar is located under the old bedroom. There is a storage loft above. The roof was redone with round clay tiles a few years ago and is in very good condition. This building could be a nice workspace, such as a workshop or office.
   
The garden
It has a surface area of 1/3 acre laid all around the buildings. It is in two parts. That of the second house is completely fenced in with an access gate. The garden of the 1st house is partly fenced. A gate allows you to park your vehicle(s) behind the house or under the lean-to between the barn and the house. There is a pretty stone well by the old cottage. There is a neighbouring house behind the property, but it is uninhabited and unused. Another neighbour is a little further away, but with no view of the property. The rest of the hamlet is a few hundred yards away and is not visible from the property.

The property can be sold with a natural woodland area of almost 5 acres located just under a mile away (not included in this sales price).

The property is approximately 3 ½ miles from the village of Châteauneuf-la-Forêt with all its amenities and ca. 8 ½ miles from the picturesque market town of Eymoutiers. You are a 35-minute drive from the centre of Limoges and 45 minutes from its international airport.
