When you view it, you will want to linger there, because it is so welcoming and has a very pretty view of its land and the surrounding countryside! To the left of the entrance, a ground-floor bedroom raised on a gravelled cellar, where there is a recent electric hot water tank and space for a freezer.
On the first floor, two south-facing bedrooms with a dormer window and separated by a central landing area. On the street side, to the north, a shower room with a Velux, WC and double washbasin unit and an office also with Velux.
From a technical point of view, the house is heated by a wood burner, electric radiators and a heat pump that can both be controlled remotely. The north side of its roof, entirely in natural slate, was redone 6 years ago. The walls and the roof have been insulated.
Large storage
The property benefits from a sizeable storage space, which is rarely the case for a village house, in the form of a barn (ca. 41’x27’) with a cement fibre roof. Adjoining it, a garage/awning (ca. 18’x18’) with a functional corrugated metal roof and two enclosed spaces: a small animal stable and a woodshed (ca. 18’x8 ½’).
Large plot of land with water
The land is accessed through an aluminium gate to the right of the house onto a driveway and a large parking area, both gravelled and you can easily park several vehicles there. Behind the buildings, a large flat and fenced south-facing plot of land of almost 1 ½ acre allows you to plan for a large vegetable garden or to have animals, especially since a spring with a fountain and restored stone washbasin crosses it.

From the house, you can walk to all the amenities available in the village (bar, restaurant, mini-market, bakery, pharmacy, primary school, etc.). The village is located 35 minutes south-east of Limoges, 10 minutes from a train station serving Brive la Gaillarde/Toulouse/Bordeaux or Limoges/Paris.
