Large town house with ¾ acre park

Imposing stone and red brick house with magnificent views, located a few minutes’ walk from a small market town centre in the heart of the Millevaches Regional Park. One of its assets is that it has two separate living spaces, one of which can be used, after some renovations, to entertain family or friends or can be rented out to accommodate holidaymakers, since the town is a bit of a tourist hotspot. The ground floor consists of a garage, a boiler-utility room with a recent oil boiler as well as a wood-fuelled boiler, a wood store, a cellar and a storage room with stairs up to the 1st floor at garden level. On the first floor, the main entrance is through the gable wall on the south-facing side onto a long and wide 215ft² central corridor that connects to a 150ft² kitchen, a 245ft² living room with a marble fireplace, a 100ft² bathroom with a bath, shower and two washbasins, two 180 and 250ft² bedrooms over very beautiful varnished chestnut floors, a store room with large cupboards and a separate WC, a 300ft² dining room with a marble fireplace and French window out to a small canopied terrace. A separate entrance door with a porch overlooking a 140ft² entrance hall with a staircase up to the 2nd self-contained floor. On that second floor, there is the same large central corridor connecting to two 150 and 215ft² bedrooms with French doors to the canopied balcony, an old 210ft² kitchen with a storage room, a separate WC, a 115ft² bathroom, a 195ft² office/living room and a large and bright 340ft² dining room with French doors to the spacious terrace. A basement garage on the ground floor. Its structure is in very good condition with lime pointed stone walls and a natural slate roof. The house is connected to mains drainage and is habitable without any work on the 1st floor thanks to all its recent high-quality double-glazed windows and doors, except for some updates of the electricity, the kitchen and bathroom. The second floor will require further renovations before being also fully useable. The interior décor, though dated in parts, has a lot of character and many sought after features in this type of bourgeois home, such as solid parquet floors and old checkerboard tiles, large and bright rooms, high ceilings, marble fireplaces and large bay windows and doors. It benefits from a large slightly sloping garden of about ¾ acre. A beautiful and large terrace on the 2nd floor to be able to enjoy the views of the countryside over the neighbouring roofs. The partially fenced garden consists of a wrought iron entrance gate on one side of the house, onto a private tarmacked driveway that can accommodate multiple vehicles. A terrace with a solid brick barbecue in front of the main entrance, a large lawn with multiple ornamental trees and fruit trees, including chestnut, walnut, plum, cherry, peach and quince, several flowerbeds, a vegetable garden, a small building with an enclosure around it, useable as kennel or henhouse, a wooden tool shed. Located in a small picturesque and touristy town, close to shops and all amenities, schools ranging from kindergarten to middle school, 35 minutes from Limoges and 45 minutes from the airport.

Eymoutiers

Eymoutiers is a pleasant town with a medieval character and has about 2150 inhabitants. The Vienne River meanders through the town center. During the day there is much activity in the town that employs several shopkeepers, businessmen and laborers. At 12 o’clock most people find their way to the restaurants or bar tabac. A supermarket, several bakeries and butchers provide the daily necessities. You will also find, among other banking and insurance offices, post office, a hardware store, a florist and several hairdressers in the town center. In culture there is also plenty to discover: the church, cinema, exhibition hall Paul Rebeyrolle, the Mineral Museum. On Saturday you can walk among the market stalls on the main square. Every first and third Thursday of the month is the big market (Foire) held. In addition, four times a year a theme market is organized. But the sportives among us, you will not get bored!Millevaches Park, several hiking trails, fishing in the Vienne, kayaking, pool, tennis court .... Eymoutiers has a railwaystation. In short Eymoutiers has plenty to offer!
