Country house with no neighbours and 1½ acres

Are you looking for a small affordable house located in a quiet place to turn it into a holiday home? This pleasant 540ft² Country House with a 270ft² convertible attic is made for you! The living area originally comprised of a kitchen and a bedroom with a small outbuilding on one side and a bread oven on the other. The adjoining stone outbuilding served as a basis for an extension built in the 70’s which added a garage in the basement and a 215ft² dining room above it. The front façade was then entirely rendered to give it a homogeneous look. The attic is currently only accessible via a ladder inside the adjoining bread oven, which is in excellent condition and with a good roof over it. Though the house has no neighbouring houses nearby, still it’s not isolated. It is south-west facing and is surrounded by its own gently sloping land. It has not been inhabited for ten years and needs to be fully updated: new electricity, plumbing, installing a septic tank, fitting a new bathroom, which may require adding an extension to the rear of the building? No matter what, you can enjoy a peaceful, sheltered life, as well as walls and a roof in good condition. The land is over 1 ½ acres with a fenced in vegetable garden in front of the house and a meadow divided into a paddock and an old separate wooden outbuilding that you can rebuild into a garage or shed. The property is five minutes away from the nearest shops and train station, five minutes more from the supermarket and a village with a pretty swimming lake and renowned restaurants. Limoges centre is reached in the car in half-an-hour and Brive-la-Gaillarde is 45 minutes both with their shopping areas and own international airports.

Saint-Germain-les-Belles

Saint Germain Les Belles is a lovely town with a bakery, a butcher, post office and two small supermarkets. There are several restaurants in the village. There is also a beautiful lake with a beach and a cordoned off section for children, which in summer is guarded by several lifeguards. Here are several playgrounds and there is also a tennis court. For other shopping you depend on the nearby Chateauneuf la Foret or Magnac Bourg. Both villages are clearly larger and equipped with all amenities including a large supermarket. The porcelain Village Limoges is at 30 minutes drive. Limoges airport, with regular flights to the UK, is to be reached within 40 minutes drive.
