Pack your bags and come enjoy this little gem located in a village in the south of the county of Haute-Vienne just a few kilometres from the Corrèze. The house is not big and neither is its land, two distinct advantages when you do not want to spend your time doing maintenance whilst on your holidays or when you just do not have the time for it, but you would rather enjoy clean air, peace, the area’s charm and your home’s. What we have here is one of Limousin’s typical cottages dating back to the end of the 19th century. It has been tastefully renovated and has retained some original features, such as stone floors, stone walls and beamed ceilings, with the addition of some new features which contribute to the charm the whole property exudes. The house had only one level when the owners bought it. After creating a stairway up to the attic, they converted it completely. You enter from the village street, up a couple of stone steps, directly into the 55ft2 simply furnished kitchen. There are pretty dark red tiles on the floor, a small wood burner in a corner, generous amounts of varnished wood, especially in the door and window frames, built-in cupboards and ceiling beams. Single ceramic kitchen sink over a wooden cabinet with a tiled top, gas hobs, extractor hood, refrigerator and microwave oven. If you squeeze in a little, four people can eat around the table quite easily. At the back of the kitchen, there’s the 146ft2 master bedroom with finely slatted solid chestnut floors and French windows opening out onto the south facing paved terrace. The colour contrast between white walls, exposed stones and the different wood tones, has the most beautiful effect. To the left of the kitchen, a lower height door opens onto the full depth 261 ½ ft2 living / dining room (7’5” beam height) with a wood burner installed inside the stone fireplace. The old pebble floor in front of it has been renovated and pointed with light coloured cement to bring out the stones’ dark colour. There is a made-to-measure corner wall cabinet with double wooden doors. The dining room side has a thick natural slate floor that gracefully compliments the pebbles. The walls have a textured white rendering and the wall by the fireplace is in beautiful exposed stonework. An old Swiss clock has been embedded in one of the curved walls, which is a really original feature ! There are French doors opening out onto the terrace on the south side. A varnished wooden door separates this room from the 60ft2 bathroom. It is equipped with a tiled shower, a single bowl wooden cabinet and a toilet, all of it on mains drainage. It has a slate floor and there is a solid wood door in the floor with a small staircase to go down to the cellar below. The attic is accessible via a solid wooden staircase located against the living room’s end wall. The attic’s original floor has been levelled up and light wood effect laminate flooring laid. This room is connected to a third 54ft2 separate bedroom (176 ½ ft2 of floor area) with a velux window and a window within the gable wall. Both rooms have wall mounted electric radiators. Adjoining the house, the 188ft2 rendered block built garage has become a workshop / utility room and it has a renovated roof and new wooden frame. The outbuilding has two independent access doors, one from the street, the other from the garden. The electric water tank and washing machine are installed in there. The property has 2874ft2 of land. La Porcherie


The village of La Porcherie is small but has a real French village atmosphere. With its church in the center, the village square and several winding village streets. La Porcherie has a primary school, Salle de Fete and Auberge. The house is at short distance from Saint Germain les Belles, which is slightly larger and has more amenities with a bakery, two convenience stores, butcher/traiteur, a garage, pharmacy, restaurant and cafe. Saint Germain les Belles has a beautiful lake with a beach. Around the lake are various games for children and there is a (public) tennis court. A Camping Municipale is not lacking in this village. For the supermarket you drive a little further to the village of Magnac Bourg, which also has all the amenities available, including an Intermarché supermarket. The center of Limoges is at less than 30 minutes drive. The airport of Limoges to be reached within 40 minutes drive, with daily (low cost) flights to the UK.
