Two houses to renovate with 2 barns and almost 2 acres

Located on the edge of a small quiet hamlet, just minutes from a village with amenities, these two old houses enjoy a beautiful view of the countryside all around them. There is a well, a bread oven and a small stream running at the bottom of the plot so that the cows that graze in the surrounding meadows, can have a drink. You cannot be afraid to roll up your sleeves here if you want to turn these houses into a liveable space because a lot of work awaits the happy future owners. You can enjoy a gorgeous and gently hilly view on three sides of the property. There are only two inhabitants along the hamlet road that passes nearby, so no traffic nuisance to deplore! The only neighbour lives behind and his barn and a pedestrian path separates his house from our property. The larger house, and the newer one, was built right next to two beautiful barns. It stands partly over a cellar with a single converted floor of about 860ft2 and an attic above that is ca. 750ft2. There are two central front and rear entrances, each with an entrance landing. Behind a door, a staircase goes up to the attic. To the left of the landing, a 215ft2 living room with old wooden floors and a fireplace. To the right, a large 250ft2 kitchen that is big a enough space to have your family meals in. There is a sink and an old gas water heater for hot water, a washing machine, some low storage furniture, a chimney with a built-in fireplace and a cooking range on wood. The room has a linoleum floor and a door to go down to the cellar. There’s another door to get into bedroom 1 which is almost 160ft2 in size. This room has a second door to access the back entrance landing on the north side. Finally, a second 140ft2 bedroom, also on the north side, which is accessed from the landing. The second house is on the same plot but it’s separated from the rest of the buildings and it is a little higher than them, along the public dust path. There is a vegetable garden on the side. The buildings consists of a small two-room dwelling house. The front entrance is straight onto the 320ft2 kitchen with a large open fireplace, exposed ceiling beams, concrete floor and a staircase to the 430ft2 convertible attic above. Next to the kitchen, there is a bedroom of about 215ft2. Two other buildings are attached to the house, old pigsties with a slate roof on one side with a wood shed above and 430ft2 pigs / sheep stables with a slate roof that were built later on. They have direct indoor access to the kitchen and exterior doors to the side and back. That's enough to comfortably increase the living space of that little house! The two barns have a shared central wall. The first consists of a 1180ft2 barn with a single floor that is opened all the way up to the roof, incorporating a single 390ft2 stable. The second Limousine-style barn has a 1240ft2 open central part incorporating a stable on either side of 390ft2 and 450ft2 respectively. At the back of the barns, an imposing shed enables to store one’s combined harvester safely ! Suffice to say that you will have no trouble parking your car AND your campervan. The land around the main buildings is 1 1/3 acre. There is a private courtyard in front of the house and barns, bordered by a hedge. A well with water in front of the barn and a concrete sink with a tap against the wall of the house. Behind and to the side of the buildings there is a flat meadow that then slopes gently towards the stream. There is a 3300ft2 plot surrounded by a stone wall and a front hedge, with a bakehouse and a bread oven. Structurally, the barns, the bread oven and the newer house are in good condition with solid walls and good slate and flat tile roofs. The older house’s existing slate and clay tile roof will probably need to be repaired. There is no septic tank on the property, so it will need to be installed. And of course, you must completely renew the plumbing, create sanitary facilities, update the electrical system, but the potential is great with two possible living houses, a huge storage space, buildings with a lot of charm and a panoramic view of the countryside! Plus the amount of land is negotiable and could be slightly increased, to be agreed with the owners! The property is located about three kilometres from a small village with shops and 45 minutes drive from Limoges.
