Large house in quiet hamlet with almost an acre of land

This house built in 1979, has a lot of character with its three dormer windows and its large French windows opening out onto an east facing terrace. This was for a long time the last and most isolated house of this hamlet, until newer houses were built nearby more recently. You do have neighbours, yes, but the place is nevertheless really quiet, since it is on the edge of a wood and the lane that runs below becomes a dirt road just a few feet away from your house. You can go for nice walks or ride your mountain bike and all this fun is just on your doorstep ! The house, which is above street level, is surrounded by its own sloping land. The main entrance is on the gable wall side and it has a 27ft2 tiled hall. To the left, a separate toilet with a washbasin. Opposite the hall, a 36 ½ ft2 laundry room / cellar with a tiled floor. To the right, a bright 100ft2 fitted kitchen with built-in oven, hobs with an extractor hood above, a stainless steel sink and a dishwasher. A kitchen worktop only separates it from the 372 ½ ft2 living / dining room with open stone fireplace and two sets of French windows allowing plenty of light in and opening out onto the gravelled front terrace. By adding an opening in the internal wall, you can create an additional living space within the garage, as mentioned a little earlier, for example a ground floor bedroom with a bathroom. From the dining room, a beautiful varnished wooden staircase leads up to the first floor to a long central tiled hallway. The floor has four good size bedrooms (129ft2, 168ft2, 172ft2 and 188ft2), a 43ft2 tiled bathroom and a separate toilet. The attic of about 129ft2 can only be accessed through bedroom 1 and is located behind the bathroom and toilet. The extra space that it provides can either serve to enlarge the bathroom or to create an ensuite bathroom, dressing room or office for this bedroom! Above this floor, the attic is only there for insulating the roof space. As for storage, there are built-in cupboards in the corridor. A a private driveway climbs up to the garage. There is a space to park your motorhome or caravan halfway up the drive. There are two side buildings with a bituminous roof behind the house, a 75ft2 wood shed with an external door along the garage as well as a similar sized cellar with a door in the garage itself. The garage is a large 376ft2 room with a concrete floor. It is 36ft long and the former owner had no doubt planned to turn its back part into an extra room and connect it to the rest of the house because the dining room sharing its internal wall already has a concrete lintel inside and the garage’s external walls already have 2 windows. The project, even though it was quite feasible, was never finished, which by no means prevents you from doing it! The garden is mostly lawn planted with a few shrubs and the top part of it is wooded. There is a small wooden chalet with an awning that is in okay condition. The terrace in front of the house makes the most of the exteriors and of the beautiful dominant views to be had over the surrounding wooded countryside and river at the bottom of the valley. The property is just over 5 minutes away from the close-by village of Nedde which has some shops and services and just under 20 minutes from the market town of Eymoutiers. The boating Lake Vassivière is at fifteen minute drive and the one in Treignac is a half an hour trip. Limoges Town centre will be reached in one hour. Add ten minutes to get to its airport. The build quality is good for a house that is now in its forties. The rendered external walls were repainted a few years ago and it gives the house a rejuvenated look! The rustic interior needs updating, especially the bathroom / toilets not to mention the walls’ decoration, but these are not big jobs and you can move straight in and do the work bit by bit, especially if you want to increase the liveable area into the garage. Come take a look at this surprising house and discover its bucolic setting!

Nedde

Nedde is a pretty village with a lively character. There is a bar-tabac where people often sit, there is a bar tabac with small shop for daily needs, and of course some restaurants. Several times a year, Nedde is in the spotlight because of a well known music festival. The big supermarket is at Eymoutiers, about 10 minutes away. Eymoutiers has a lively downtown with several restaurants. During the day there is much activity in the town. At lunchtime, most people find their way to the restaurants or the bar-tabac. A supermarket, bakers and butchers meet the everyday needs. You will also find, among others bank offices, an insurance company, the post office, a hardware store, florist and many hairdressers in the center. There is plenty to discover: the church, cinema, exhibition hall Paul Rebeyrolle, the mineral museum. On Saturdays you can take a stroll on the weekly market. Every first and third Thursday of the month, the big market (Foire) is being held on the main scquare. In addition, four times a year a theme market is held. For the sportive ones, there is the Plateau de Millevaches, several hiking trails, fishing in the Vienne, kayaking, a swimming pool and a tennis court. The Lac de Vassiviere, where you can swim, sail or just have a picnic at the many tables around the lake, is only 10 minutes away.
