970ft2 Renovated farmhouse with large barn and 1 1/3 acre

This typical Limousine farmhouse has a lovely setting. It is located on the edge of a hamlet, which is itself at the end of a small dead end road, and yes the countryside is on your doorstep... You are going to be enjoying those walks in the forest and across the fields! With a small house and attached barn as a starting point, the owner created in 2015 a unique completely renovated living space that is quite modern and sleek in style, while retaining some of the original features (built-in cupboards, fireplace and exposed roof beams). The barn has been turned into a 366ft2 open plan fully fitted and appointed kitchen-living room heated by a pellet burner. This building was then connected to the old house, which is now the master bedroom with an area of 231ft2. A small existing annex was then enlarged at the back to add a 97ft2 tiled bathroom fitted with a bath, walk-in shower and a nice carved wooden double basin cabinet, as well as a 64 ½ ft2 laundry / pantry area with a separate WC. The first floor, which was once the attic of the house, now consists of a guest bedroom that’s just over 110ft2 and has a small round window and a Velux. The original access via an external staircase against the gable wall is still here but is no longer used. A door was created within the shear wall, which used to separate the house from the barn, in order to access the 86ft2 mezzanine overlooking the kitchen-living room. The space has been turned into a reading corner with a front and back Velux and a spiral staircase. From a technical point of view, comfort has been put at the top of the priority list with completely new electricity, plumbing and insulation, roof, septic tank and all double-glazed aluminum openings installed from 2015 on! Next to the house, the small attached pigsties have been used as a gardening tool shed. Part of their roof needs to be replaced, but there’s already a stock of flat tiles in the barn! That is a beautiful 1291ft2 building (49x26ft) and a height close to 32ft up to the top of the roof and all in good condition! The former owner was a craftsman and he built a 300ft2 workshop with a fireplace and exposed ceiling beams. It would not be hard to imagine a self-contained accommodation there, such as a guesthouse or apartment. A lot of people will no doubt be able to picture it once they have seen the available potential! The barn had its separate electrical circuit, but it needs to be reconnected to the house’s electricity to work again. One enters the property through a wooden gate onto an inner courtyard with the house on one side and the barn on the other. You can park your vehicle(s) there easily. The 1 1/3 acre land is divided into 2 separate areas. The part where the buildings are, has an area that is close to ½ acre and it is entirely fenced, but for a small section behind the house that is approximately 16 feet long. The buildings are south-facing, but the land faces east-west. You can enjoy a fantastic view of the surrounding countryside. There is a well used for the vegetable garden and the small ornamental pond and it has water all year round thanks to an underground stream running on the property. Behind the barn, there is an orchard with several types of fruit trees. Amongst the selection of outbuildings, there is a wood shed against the end of the barn, a disused outdoor toilet, two chicken coops with their fenced in areas. The other plot of land is about 300 feet from the house and is ca. an acre in size. This is a large orchard with pear trees, apple trees, plum trees, quince, kiwi, chestnut and cherry trees... Get ready to make lots of preserves and jams! The land slopes down, but that means the view is superb! There used to be a wooden shed there a long time ago, but what's left of it has been taken over by nature. Make it your reading and meditation hideaway. The place is so peaceful! You would be forgiven to think you’re lost in the middle of nowhere, and yet the village and its amenities is just a few minutes drive away: it has small shops, restaurants, a post office, a bank, a supermarket, a primary school, sports facilities, etc. The southern part of Limoges is a 15-minute drive, the centre is 25 minutes and Bellegarde International Airport 35 minutes away.
