Quiet spot, big living fot this 4 bedroomed house

In a hamlet consisting of only 4 houses you will find this cute house. This used to be a small farm with a large shed. This has been split, resulting in two dwellings that are linked by a barn and courtyard. You have direct neighbors, but no view, since the adjacent house has the terrace at the front of the house (south). The house has been completely refurbished over the years. On the ground floor there is an entrance hall with a simple kitchen on the left. Behind there is a TV room with a wood stove. In the extension of it and bedroom. The ceiling height is limited by the slanted hood and a step, the finish is simple. On the other side of the entrance a large living-dining room of over 45 m² has been realized. An atmospheric space through the joined stone walls, oak beams, window frames and the patio doors to the garden. Plenty of room for a dining table for dinners with the family or friends and for a large seating area. It is planned to (also be able to) place a wood-burning stove in this room. The staircase in this room leads to the 1st floor. The ground floor has a separate toilet and a storage cupboard in the entrance hall. The landing still has to be finished, you can still see the unfinished plasterboard here. The landing gives access to a (second) hall with 2 bedrooms. These are equipped with skylights, have a visible truss construction and a lattice distribution on the sloping side. Between the two bedrooms there is a bathroom with toilet, sink and bath. The remainder was an open attic space and has recently been addressed. Currently there is a spacious bedroom and a bathroom ready to use. This bathroom has a toilet, washbasin and a shower cabin. The original air holes are provided with a stained glass window. There are two more bedrooms that need to be finished. Both are equipped with a skylight. Here too the trusses will remain visible, the original walls will be joined and the walls plastered. A storage cupboard is also provided on this floor. At this moment you still have to look through the ‘work in progress’, but the potential of 4 bedrooms on the floor is clearly present. In front of the house there is a large area consisting of a flat garden part and a more rocky forest part. The garden is located on the west. There is a pond that is fed by a spring. The storage rooms and garage are located on the other side, next to and below the living area. There is also an old bread oven. The storage rooms can be reached via a stone staircase next to the house and via a paved path. The house and the garden require extra attention and finishing on a number of points (including unfinished plasterboards in various places). The roof has been replaced by the current owner, as for the windows, electricity and plumbing. The house borders a paved path, but is accessible via a paved road. You are surrounded by trees and can walk in the woods from the house. You’re at a few minutes’ drive to the village of Bujaleuf, which had a bakery, grocery shop and restaurants.

Saint Julien le Petit

Saint Julien le Petit offers no facilities except for an Auberge. However, there is a lake with a small beach. For your shopping you go to Peyrat le Chateau or the larger Eymoutiers. It provides all the necessary amenities such as a supermarket, post office, bank, pharmacy and other shops. Of course the many restaurants for a Menu ouvrier are not lacking! Every 3rd Sunday of the month in Eymoutiers a large market (Foire) is held, which is also known in the meadow area. Every Tuesday and Thursday morning, there are a number of stalls on the main square. The bigger and mediaval Saint Leonard de Nobalt is to be reached in 20 minutes drive. Also for the sportive ones, the environment has a lot to offer. Peyrat has a large lake with beach and playground, tennis courts, miniature golf, but the Lac Helene at Bujaleuf is also a recommendation. There are various walking and cycling routes in the area. Also horses or donkey rides are organized to explore the area. The Lac de Vassievière is nearby and this is except for the swimmers also suitable for water sports enthusiasts (sailing, wake boarding).
