Limousine granite house a stone’s throw away from Lake Vassiviere

Come and relax away from the city’s noises in this pretty stone country house located within a small peaceful hamlet of the Millevaches in Limousin Regional Park and just 6 miles from scenic Lake Vassivière. The house is characteristic, in its build and materials used, of this part of the Limousin region: well repointed cream coloured granite walls, recent natural slate roof, solid oak external and internal joinery. This used to be a small house with adjoining barns. One of the barns had been sold off a while back and itself later on converted into a house. The remaining part - therefore semidetached property, saw a first conversion / renovation 30 years or so ago. What used to be the hay barn on the first floor became a fully functional single floor living space, comprising of an entrance and L-shaped hallway with a tiled floor. From it, a set of double glass doors opens onto a bright 280ft2 south-north facing lounge-dining room thanks to its windows and doors on three sides, of which some French doors opening out onto a paved terrace. On one side of the room, a nice granite fireplace, tiled floor and exposed beams on the ceiling. Then, a 120ft2 independent fitted kitchen with solid wood furniture, two 96ft2 and 120ft2 bedrooms with a wooden floor, a tiled (dated) 65ft2 bathroom with a fitted bath, washbasin and bidet. Separate toilet next to it. The old stables, located on the ground floor, at road level, were renovated later on in the early 2000’s and added 2 extra bedrooms with lots of integrated storage cabinets. The first one is 150ft2 and sits over a small wine cellar and the second one, 194ft2 big, includes a shower room, a toilet and storage cupboards. Finally, a 345ft2 garage / utility room with an outside double door to a second paved side terrace. Outside, you can really enjoy the beauty of a well groomed garden around the house with trimmed tree hedges, flower and ornamental plant beds, a stone staircase leading up to the first floor paved entrance and terrace and to round things up, two stone columned gates. Beyond that, a first orchard has been planted over ca. 1 acre of land with local apple varieties, with at the end of it ca. 1/3 acre of grasslands. On the opposite side of the road, a second 1/3 acre partly fenced in apple orchard with a vegetable plot to one side. In all, close to 2 acres are at your disposal. Besides all this but available to buy separately, a detached 860ft2 barn in excellent condition, with two 516ft2 and 150ft2 adjoining garages and a private car park on a plot of 5200ft2 in size, located a few feet away from the property for sale. The nearest shops are in Nedde, a 5 minute journey in the car. Eymoutiers’ supermarket is 15 minutes away. Allow just under one hour drive to reach central Limoges and add an extra 10 minutes to get to its international airport.

Nedde

Nedde is a pretty village with a lively character. There is a bar-tabac where people often sit, there is a bar tabac with small shop for daily needs, and of course some restaurants. Several times a year, Nedde is in the spotlight because of a well known music festival. The big supermarket is at Eymoutiers, about 10 minutes away. Eymoutiers has a lively downtown with several restaurants. During the day there is much activity in the town. At lunchtime, most people find their way to the restaurants or the bar-tabac. A supermarket, bakers and butchers meet the everyday needs. You will also find, among others bank offices, an insurance company, the post office, a hardware store, florist and many hairdressers in the center. There is plenty to discover: the church, cinema, exhibition hall Paul Rebeyrolle, the mineral museum. On Saturdays you can take a stroll on the weekly market. Every first and third Thursday of the month, the big market (Foire) is being held on the main scquare. In addition, four times a year a theme market is held. For the sportive ones, there is the Plateau de Millevaches, several hiking trails, fishing in the Vienne, kayaking, a swimming pool and a tennis court. The Lac de Vassiviere, where you can swim, sail or just have a picnic at the many tables around the lake, is only 10 minutes away.
