1950’s house with veranda and guest house

Solidly built stone house from the early 1950’s over 3 floors with veranda and a small friends’ guest house, workshop and garage at the centre of a flat and secluded garden plot. The property is located in a peaceful little village in the south of the Creuse county and was renovated in the mid-2000’s and later extended with a solid veranda. The house benefits from gas central heating with a new boiler installed in 2012 and double-glazing throughout. House and plot are in a very good state and well maintained but allow for some updating of parts of the interior decoration and of the septic tank, having said that the future buyer can enjoy it straightaway. On the ground floor, the main entrance is through the 24 sqm (258 ft2) veranda, which has Upvc double-glazed sliding windows all around, a tiled floor, a mix of painted and exposed brick walls. Then the old front door opens onto a tiled side corridor with a concrete staircase. On the immediate left, the 14 sqm (150 ft2) fitted kitchen, which has a window to the veranda. From the corridor, the second door on the left opens on to the 14sqm living room. At the end of the corridor, a door on the right gives access to the original house extension with a landing area with built-in cupboards and a washroom with toilet of 6 sqm (64 ft2), then a second door to the 20sqm (215 ft2) garage. On the first floor, two 13.5 and 16 sqm ( 145 & 172 ft2) bedrooms and a partially tiled 6 sqm (64 ft2) bathroom fitted with a corner bath with a shower screen, a single vanity unit with a mirror above, a toilet and some storage furniture. Tiles on the floor. On the second floor, the attic space has been insulated and converted into a 10.5 sqm (113 ft2) bedroom with a low-ceiling storage space on one side. A 4 sqm (43 ft2) office corner under a large Velux and exposed ceiling beams has been laid out on the landing in front of the staircase. Outside, there is a covered paved terrace separated from the veranda by a tarmaced pathway. A paved pathway leads you to the 18 sqm (194 ft2) friends’ guest house which has a bedroom / main room and a tiled shower room with a toilet, washbasin and walk-in shower. 16 sqm (172 ft2) next to it and wood shed on the other side. Nice well-maintained 2500 sqm (2/3 acre) flat garden with a lawn and some ornamental trees. Double gated entrance with tarmaced drive to the house and garage. The property is located at around 15 km (9 miles) from the pretty little historical town of Saint Léonard de Noblat and about 40 km (25 miles) from Limoges and 50 minutes drive from its airport .
