Imposing adjoining barn, detached stone outbuildings. All of this over a flat freehold land area of close to 3 ha (7 acres) with a fishing pond, a spring, a flower garden, a dedicated access drive. On the ground floor, the existing guest house comprises of a 40 sqm (410ft2) tiled fitted open plan kitchen/living room space. Heating with a recent Godin cast iron log burner and electric storage heaters. Toilet/cloakroom next to the living room. Access to a gravelled courtyard to the front via double-glazed French doors and window. Utility room through a side door inside the back of the adjoining barn. Solid wood open staircase up to the first floor. Landing space with doors to 2 attic bedrooms with built-in wardrobes in each of them over solid wood floors. External walls have all been repointed and the natural slate roofs are all in good condition. In between the guest house and one of the houses, there is a 27 sqm (290ft2) garage with large double glazed sliding doors towards the front garden that is just waiting to be converted into a nice open plan playroom/lounge. Convertible attic space over it with an access door to a 90sqm (970ft2) attic over the first house. Staircase down to the cellar under that first house. That house comprises on the ground floor of a central entrance hall with to the back of it a store room where the attic staircase used to be. To the left of the entrance, a 20sqm (215ft2) kitchen with a log burner and a 22.5sqm (242ft2) living room also with a log burner to the right. At the back, three bedrooms with a respective floor space of 13, 13 and 13.5sqm (140, 140 and 145ft2). Some light interior decorating work remains to be done: skirting boards, wall paint or paper, renovation of the wooden floorboards and tiled floors, new floors over some of the existing concrete floors, etc. Attic over this floor can be used for storage or can be converted into further living space. The second house can be accessed via a door from the first house’s kitchen. It comprises of an L-shaped 25 sqm (270ft2) kitchen. That space has a couple of great features: some French doors to the lawned courtyard in front of this part of the building and an old indoor bread oven in excellent condition, which is all you need to make your own bread and pizzas without having to leave your kitchen! 7sqm (75ft2) bathroom and separate toilet needing an update. To the left, a 16sqm (169ft2) utility room where are stored the oil tank and boiler which are not connected up at the moment, although they are in good condition. All the connections are in place in every room of both houses and only the radiators need to be fitted and the central heating can be reconnected, if one so wishes. Besides, the property benefits from two up-to-date septic tanks. Outside, a dedicated public drive leads to the property. To the left of it, by the main buildings, a 22sqm (237ft2) single car garage. On the front of the house, there is a tarmaced gated courtyard to park several cars on and a front lawned garden with a fence around both of them. Beyond these, a 1.6 ha (4 acres) fenced in meadow which would be ideal for animals. The property is south-facing and has magnificent views over its own land and the surrounding countryside. The back of it is separated from the country road by a 1.5 acre fenced in meadow. In front of the second house there is a detached 24sqm (258ft2) stone building with some rabbit hutches to the back of it. There is also a very pretty fishing pond fed by an underground spring. Besides the sweet lifestyle of Limousin, with a little effort, you have the ingredients here to create an interesting leisure project. It is about 4 km (3 miles) from the green tourism resort town of La Croisille sur Briance, which has basic amenities, including schools, a small supermarket, bakery and restuarant. Limoges is 45km (27miles) away and its airport a 50 minute trip in the car.
