Large character house with garden and outbuildings

This pretty rendered stone house was built in the first half of the 20th Century and is located in a village on the edge of the Millevaches in Limousin Regional Park. It will have a lot to offer once it has seen some redecorating and modernising to enjoy a generous well built living space to entertain friends and family, with also the ability to create tourist guest rooms if needed. The property consists of a house with 215 sqm (2315 ft2) of living space with 6 bedrooms, a fully enclosed flat landscaped garden of 2300 sqm (just over ½ acre) with plants, flowers and trees, a spacious detached garage with a separate workshop, a wood shed, an attic and several smaller outbuildings. On the ground floor, from the main entrance door you have a tiled lobby with a staircase. Behind it, a storeroom with a sink and the staircase down to the cellar that house the oil central heating boiler and tank. To the right of the entrance lobby, the 18 sqm (194 ft2) tiled kitchen is spacious enough for your family meals. It has a window and French doors towards the terrace. The décor is a bit out of date but it does not lack charm and it is perfectly functional. To the left of the entrance, a 19 sqm (204 ½ ft2) lounge with a marble surround fireplace in one corner, quaint cast iron radiators and solid carved wooden doors over a varnished wooden floor. Then a second landing area with a carved wooden staircase and a separate toilet under it. From the landing the 32 sqm (345 ft2) L-shaped dining room. This area has a lot of style with its original varnished wood floor, marble fireplace and decorative stucco ceiling and thanks to its several arched windows and doors it is also a very bright space. It is located at ground level in the western wing of the building, which is at a straight angle with the other part of the house and has 3 floors. On this wing’s first floor, two double bedrooms with an area of 12 and 15.5 sqm (130 & 167 ft2), each one with an en-suite washroom and one also with a toilet. A carpet has been laid over the solid wood floors and each room has its marble fireplace. On the second floor, there is a velux window over the freshly decorated staircase to give the space more brightness. On top of the stairs, a small landing area with access to two more double bedrooms, 12.5 and 21 sqm (134 ½ and 226 ft2) in size, one of which has also been recently redecorated. They both have original varnished floors and arched windows. It is worth mentioning that each one of the 6 bedrooms in this house has high ceilings, access to mains water in the form of a simple washbasin or as a separate washroom, or even within the bedroom itself. Back on the first floor, you leave the west wing to enter the long part of the house. There is a 20 sqm (215 ft2) double bedroom with original varnished floors and a full height wall wardrobe, then you reach the first staircase with, along the corridor, a 7 sqm (76 ft2) tiled bathroom fitted with a spa shower cubicle, single basin and mirror bathroom cabinet and storage cupboards. From this room, you can get up to the attic that has too limited headroom to be convertible but is certainly spacious enough to use as storeroom. Finally, a large 18.5 sqm (200 ft2) bright double bedroom with a toilet and a washbasin over original wooden floors. The full house is fitted with double glazed windows, apart from the two separate toilets and storerooms. The central heating works well (the boiler is 15 years old and is maintained once a year) and the property is on mains drainage. Outside, one of the house’s selling points is its gorgeous south-west facing shaded terrace where you can enjoy those beautiful summer days. The rest of the garden is divided into a lawned garden with alleyways, trees, flowers and shrubs, a vegetable plot that can be reinstated with a well and large concrete sink. There is a metal double gate next to the garage to park your car inside the property and finally there are various spaces dotted with small sheds that the owner used to keep animals and that can be restored and re-used. The property is easily accessible from Limoges (35 minutes drive) or to the south west of France via the A20 motorway (junction is 15 minutes away). The village has local shops. The closest supermarket, swimming lake, cinema are a 10 minute drive. Come and enjoy true quality living and charming countryside !
