Old cottage with barn and 1.3 acre Land

This cute little stone cottage from the mid-19th Century is completely hidden from view and away from the hamlet's local road. It is located at the end of a public alley which ends on the edge of the fields. With a little effort, money and a few good ideas, it will become the holiday home you have always dreamed about! The house consists of a single-floor living space of about 50sqm (540ft²). You enter through the 13sqm (140ft²) kitchen with a large-sized fireplace that has the wood range in its centre, a built-in wooden cabinet, kitchen sink woth its own individual hot water tank. To the right, a 14sqm (150ft²) living room with a chimney. Two bedrooms at the back of respectively 10 and 11sqm (107 & 118ft²), one of which has a door to the kitchen. Above this floor, a 25sqm (270ft) attic, which can only be accessed via an external staircase. Walls and roof are in good condition. No septic tank. Outside, there is a small enclosed and gated front yard, big enough to park your car. On the right-hand side of that yard, a stone wall with rabbit hutches on its front links the house to the old stone pigsties, which have a floor space of about 25sqm (270ft²). At the end of the yard, an old bread oven stands proudly (walls, roof and oven vault in good “nick”). Opposite the house, across the public path, there is a barn with a 100sqm (1100ft²) floor space over two possible floors. It is semi-detached from the neighbour's barn and it has a 3000sqm (2/3 Acre) enclosed grazing meadow next to it, of which the part touching the barn is flat and the rest in gentle slope. The barn is in a magnificent state, since the whole roof and part of the wooden frame were changed about 15 years ago. Walls are made with beautiful stones and they have no cracks. If you feel the house is too small, then it is this building you must renovate first! For information, there is a well appointed caravan (price to be negotiated) in the barn, which could be handy to have while the house is being renovated... There is a flat plot of land of 1350sqm (1/3 Acre) with a well behind the house. This would make a nice plot to grow your own fruit and vegetables, leaving a lawned part to kick the ball around (or play badminton) with the kids (or grand kids) during these soon-to-come Summer days! The geo-location is ideal, since it is quiet but not isolated, at about 5km (3 miles) from Saint-Germain-Les-Belles and 5km more from the A20 motorway. It is 11km (7 miles) from Magnac-Bourg with its local shops and its supermarket or 25 minutes from Limoges-South and its shopping centres and 45 minutes from Limoges' airport.

Saint-Germain-les-Belles

Saint Germain Les Belles is a lovely town with a bakery, a butcher, post office and two small supermarkets. There are several restaurants in the village. There is also a beautiful lake with a beach and a cordoned off section for children, which in summer is guarded by several lifeguards. Here are several playgrounds and there is also a tennis court. For other shopping you depend on the nearby Chateauneuf la Foret or Magnac Bourg. Both villages are clearly larger and equipped with all amenities including a large supermarket. The porcelain Village Limoges is at 30 minutes drive. Limoges airport, with regular flights to the UK, is to be reached within 40 minutes drive.
