Large stone village house with garden and garage

Semi-detached village house with a 160 sqm (1720 sqft) living space and an 80 sqm (860 sqft) convertible attic. The front walls are made of rendered stone and the back walls are with exposed stone work that has been recently pointed. This house used to be a restaurant and it was turned into a two-floor accommodation with a large convertible attic about 20 years ago. There are two entrance, one at the front and the other with a secluded courtyard at the back. On the ground floor, there are three generously sized rooms: a 17 sqm (187 sqft) kitchen with a door opening to the back, a 21 sqm (230 sqft) living room at the front and a 32 sqm (347 sqft) dining room with large bays windows and doors. At the back of this room, there is a 5 sqm (54 sqft) bathroom fitted with a shower, a single-bowl bathroom cabinet and mirror and a toilet, then next to it a store room with a recently installed heat pump and large hot water tank. There are tiled concrete floors at this level. On the first floor, there are four large bedrooms ranging from 14 to 20 sqm (150 to 215 sqft), all with a polished solid wood floor. They are separated by a wide corridor that has a store room and toilet at one end. These could be joined and converted into a spacious first floor batroom. The building stands partly over a dirt floor cellar, which can be used to store fresh foods. On the outside there is a small stone building against the back of the house and a secluded courtyard to have your meals outside when the sun is out. A few yards away, along the small back street, there is a detached plot with some lawn for a vegetable plot for instance, as well as a concrete garage to park your car in or to have as a workshop. The living house will need some modernisation on the inside, such as new wall paper or paint and part of the electric system must be updated. Also the attic is a blank canvas for you to create further living space. The current owners have put in new double-glazed windows and doors, a new and efficient heat pump, as well as a new modern fitted kitchen with a built-in oven, kitchen sink, extractor hood and gas hobs. All this was done over the last couple of years. It's also worth noting that the property is on mains drainage. This property is located within a small idyllic Limousine village with local shops such as a chemist's, a primary school, a bar and tobacconist, a restaurant, a small supermarket. A larger village with all the amenities (of which a large supermarket, a middle school, sports clubs, cinema, etc.) is a ten minutes' drive. Limoges is 40 km (25 miles) away and its international airport 50 minutes.
